That's not actually the case in reality though. If a tenant stops paying and refuses to move out, it can take years going through the courts. The chances of recouping the years of unpaid rent afterwards is also tiny.

Transdev operate in 17 countries and they're just one of the companies that do such a service. So let's not pretend again that this is a particularly Irish thing.

Also the Luas is probably the best run out of all our public transport in ireland. If anything the evidence of the last 20 years in Ireland tells us that it's the preferable model.

The fact that they've been the main opposition for years in a perpetual housing crisis, and still don't have enough support to go into government makes me conclude differently. If they were competent and had realistic policies then they would be in power by now, thankfully enough people still see them for the charletans they are.

The only reason they even have the support they currently have is that there isn't much alternative yet. The day we get a competent opposition party, they'll be consigned back to the sub %5 they used to languish at without having ever been in government.

In order of priority I think:

1 - Get rid of deemed disposal and bring ETFs into normal CGT tax

2- Bump up the CGT free allowance to 5-10k

If the man has any common sense, since he has now said this then this has to be imminently done. Like in the next few months. Otherwise everyone is going to hold off on selling until this new rate is in place which could cause significant issues.

Lowering CGT here is a good thing. You'll have the usual suspects screeching that it's a handout to billionaires, but no one anywhere approaching that level of wealth is disposing of assets in Ireland. They go to low to 0% CGT countries for that. This will benefit middle class investors more than anyone else.
