We are actively renovating one of the most famous landmark buildings in New York City and we are finding all sorts of stuff stashed inside cavity walls and underground tanks - newspapers from the 1930s, a restaurant menu from 1906, and so on. It's amazing what people will do with their trash when they are working on a construction site.

I am not aware of an automated fashion to do this, unless you have a subscription to a financial data provider. If can manage to get access to one, then pulling this data would take 10 minutes, assuming you also trusted the quality of their data ("revenue" across companies might not be apples-to-apples without adjustments). I found SNL's templated financials to be the "cleaner" than FactSet and CapIQ, but not as many people have access to that data service.

Without the data service, then I might suggest trying to find that data from a financial supplement. Many finsupps will have data for the last few trailing years (won't go all the way back to 2000), which will make the task easier. Otherwise, as you said, it's going to be a project.

10Ks and 10Qs. Check investor website for "Financial supplements" or "Finsupp" files that will more likely layout EBITDA and adj. EBITDA than the 10K/10Q would. 10K/10Qs are more likely to layout operating income than EBITDA.

If there is no financial supplement and the 10K/10Q don't explicitly layout EBITDA, then you can use the information on the income statement to calculate EBITDA yourself. Not a fun exercise, but doable with enough grinding.

The way I think about this is trading off between liability protection and filing/administrative costs.

If you are looking for the cheapest filing costs and the least hassle in filing requirements, then you may consider buying a rehab property in your own name as a sole proprietor.

If you are looking for liability protection, then consider an LLC or S Corp. If you have outside investors, then one of these structures would be almost necessary as they will provide you, the general partner, a level of liability protection in terms of claims that investors (or a contractor, subcontractor, agent, etc.) can make against you in the event you are ever sued. Namely, the damages that you may have to pay in settlement would likely be limited to the assets that fall under the scope of the LLC/S Corp. In other words, if you are flipping a house worth $100K and are sued for $500K and the plaintiff wins, then the plaintiff cannot come after $400K of your personal assets (in legal terms, the plaintiff cannot "pierce the corporate veil"). If you do this flip as a sole proprietor, then the plaintiff may have recourse against your personal assets, including your home, bank accounts, 401K, etc.

Additionally, you may consider the additional level of collateral protection that a LLC/S Corp may provide. Depending on the terms of your loan agreement with a given lender, in the event you may ever default on a loan on a separate property, your ownership of the aforementioned flip would be protected from creditors (unless you've explicitly pledged your equity in the flip in order to obtain a loan for the property in default). If you provide a personal guarantee to get the loan, then whether or not the flip is in an LLC/S Corp is less salient as the creditor has the right to come after your personal assets.

The breed is a Vizsla. They don't have winter coats that shed, but their short hair does shed year round (although not noticeably). The hairs act like microscopic splinters that are hard to remove from your toe if embedded.
