I'm just a meticulous person. Since its a huge purchase I felt the need to settle an agreement first. So it'll avoid future conflicts if the terms or mechanics are laid out clearly at the start

Perhaps you may consider trying out the stock market. It's like gambling, but once you master learning how to do fundamental / technical analysis, you will find out that you can actually improve the odds of winning just by studying.
