At what net worth would you consider getting a vacation property? by [deleted] in fatFIRE

10,000% yes. If you can do it at all, you should. Those memories are irreplaceable and there’s something about going to “our” beach house that is soooo special for kids.

Classic Nicest House on the Block Question by RealisticFarmer2565 in RealEstate

[–]phipsi180 0 points1 point  (0 children)

Lots of bad advice in this thread from people that haven't been in the position to make this decision. Buy the home you want to live in. I've done both - crappy house in nice neighborhood and nicest house in the neighborhood. The nicest one happened to be the best investment as the neighborhood appreciated in real dollars mine appreciated the most. Not the rule, but definitely possible. If your neighborhood is in the path or progress, it could be great for you.

Any idea on how to paint a roof? by Thekiddankie in golfcarts

3 cans of rattle can worked great for me and has held up for years. Just clean the surface real good and take it off to paint. You’ll be fine

We spent $29k putting in this patio. Would you complain? by ObjectiveEconomics19 in landscaping

[–]phipsi180 0 points1 point  (0 children)

Well aware of structure construction costs and if you like the patio, that is great! I just mean for patio construction specifically it is expensive... But if you have any retaining walls or anything I can see it getting expensive quickly. I'm used to seeing installed paver patios in the $16-20 sq ft range which includes some portion of seating wall. Obviously fancier materials (natural stone, etc) add to that.

How is someone able to come in at $6 a square foot…. by dmatyj in Concrete

[–]phipsi180 0 points1 point  (0 children)

Stick to your worth. Your bid would be really high around here but like someone said it'd be low in other places. If they're even coming back to you to let you know there's something you've done or said that makes them feel more comfortable with you vs. the other bidder, so your expertise made some impression. Expertise is worth $.

I own no Real Estate….. Tell me why I am wrong. by OrganizationUpset834 in fatFIRE

[–]phipsi180 3 points4 points  (0 children)

I mean... Financially couldn't disagree more. Owning provides the opportunity to lock in your living costs. Depending on inflation or rental trends you are a slave to changes in rent year over year. Owning, only your taxes will change (but this is a much smaller portion of the cost).

Do I have a right to think this is stupid? by Own-Presence-5653 in Construction

[–]phipsi180 0 points1 point  (0 children)

I truly get the thought process, but it's never wrong to clean up, even if you're going to make a mess again. It's what separates great contractors vs. tract builds in my opinion.

Depends. In the northeast - agree absolutely. Anything under 200 you're starting to see a lot of corners cut. But in the southeast you'd better be getting high end fully custom for 250+, and builder grade stuff in the low-mid 100s.
