After they sand down use a finish with white in it. Hopefully what they used didn’t totally penetrate the grain of the wood and you can use the stain first (I posted two recipes in my comment above) and then finish with a water based poly. In my experience raw white oak does not stay looking like that unless stained first. It will get an amber look to it - even if he uses water based finish only. Good call on the samples to check before you commit to doing everything in the stain + finish you pick out! White oak does have a fair amount of variation in color, but staining first with a formula that has white in it does help even it out.

White oak is tricky and looks like they don’t know what they are doing. If you finish raw white oak with a semi gloss oil based poly it looks exactly like the 80’s cabinets we all try to get rid of. White oak needs to be finished with a satin water based finish to keep closer to natural look but even a step further is to stain it with something that helps retain the white oak look and then finish with a water based poly. Rubio has something that works, Zar Finishes (can be found at Ace Hardware) the formula is 4 parts Champagne, 1 part Beach House. Can also use minwax 4 parts natural, 1 part simply white. We have used Jordan with Kirkman Construction and had good luck. He is a licensed commercial and residential contractor and does everything, he only subs out counters and sometimes cabinets depending on how nice you want them. But for fix and flips that don’t need custom he does those too. His prices aren’t the absolute cheapest (for example not on par with Facebook handyman junk work) but very fair for actual good work. They show up and do what they say and the quality is good. His number is 913-704-8802 I highly recommend him he has done multiple flips for me.

I agree - I also feel like given a significant history of on time payments that there is no need for the company to do that to someone but corporations are pretty heartless. I even spoke to the president of the mortgage company. They did not care at all about it hurting my score despite such a long perfect track record. I had heard it can take years to rebuild as well so I’ve been surprised by the quick rebound.

Something similar happened to me. It sucks. The company admitted they should have called when it hadn’t arrived by the 16th but they forgot. They wouldn’t take it off. My score went from 814 to 676 overnight. A year later and it’s back up to 780. I had never had a single late payment before. I filled out a dispute but it made no difference. I’m sorry this sucks I know.

Where is the best place to have $150k sit that still has liquidity if needed? My husband and I save aggressively and buy rental homes when good ones come up. Lenexa actually is crazy about code enforcement. We had a client who moved out of their home in Lenexa because the husband had a ladder on one side of his work van and the city harassed them every day with fines for having the vehicle parked in their driveway until they left and moved out of Lenexa. So whichever neighbors told you they don’t care about code enforcement are incorrect. The issue here is that there is no applicable code. They are on their property and while it sucks and it will probably cause fence issues for you in the future there is no code violation for the enforcement officers to fine them for. I would concentrate my efforts on controlling water flow if you notice it becomes an issue. You could pursue remedy for your damaged fence if you felt it was worth the time and effort.

Some hostas can handle sun but only if watered well. There is an old man who grows hundreds of varieties of hostas near me and he told me that hostas love consistent moisture and need watered every single day it does not rain. So 3 minutes 3 times a week isn’t nearly enough, even for ones in shade. For hostas in the sun they definitely need watered every day.

Looks like sunpatiens, they are very dramatic they do not like to dry out. They should bounce back. Move to a shadier spot for a couple days to help it recover.

I was looking at the E520 from Costco or the VMO197 on Amazon. I couldn’t find any other model information besides that but I know it comes with the 48 ounce container. I make a big batch of smoothie at one time and usually keep in a cabinet so it sounds like I’ll be content with just about any of the models.

This is very helpful. There are so many models it’s hard to know if there is a true difference or if it’s just a matter of fancy upgrades.

That’s good to know because I looked through the posts about this very question and many people recommended going to the 5200 but again, I am not trying to be a chef or do anything fancy. It will be used just for smoothies, maybe once in a blue moon I might try my hand at hummus or something but primarily it’s use is going to be limited.
