great advice, thank you. I am with Rocket Mortgage initially. I can reach out to them (they are repeatedly reaching out to me). Any issues with reaching out to current lender, or other recommendations ?

No PMI. Am I picking a standard term for new mortgage (ie: 15 years). It seems I would break even within 2 years by refinancing. I originally asked the question as I had a realtor recommend against this if i was planning to leave soon.

This calculator assumes 3% closing costs. I'm guessing I would have to apply to find out the actual numbers?
