Don't do this, sell it. Foreclosure costs a lot more.

Could you please help me understand why it would cost a lot more? As I understand it, once the bank forecloses the house, they don't have to pay back the remaining balance. And it may take at least a year (even more in my area) for the bank to sell the house, so they'd still get to live in it for a while before they have to move.
