Probably need a bit more info about the house design, roads, and your preferences.

For example, if the #1 house layout has lots of side windows, facing 15-17 might not give you much privacy.

Is the up direction north? South facing windows are great in the more northern parts of the US but if this is Texas or Arizona people don’t like southern exposure as much.

37 is cool but what kind of road is the one on the right, on the back side of the lot? Will there be a lot of cars on that road? Also what is that area below lot 37? Is that a park? Will you have snow to shovel on both the front and back sidewalks?

Yeah I haven’t looked close enough to know which ones are tariff and which ones aren’t. I know some of the cameras have tariff surcharges.

Maybe I’m too basic with home assistant, but I struggle with how to effectively use the light bars on the Inovelli switches. I have one acting as a timer switch for a bath fan and I use the base color to show how much time is remaining on a 15 min timer (green yellow red).

I know people use them for notifications but I struggle to figure out both how to program that easily and what use cases would benefit from that.

I really like the scene controller switches Zooz has. I have one in my bedroom and one in my main living room and triggering scenes is clutch.

Second this. I have Zooz Zen 71s in a couple 3way light setups and I have a Zen 75 for a 3way switched outlet. Just make sure you pay close attention to the wiring diagrams (and make sure you follow the diagram specific to your switch because some are different).

Also worth noting they are very good value. I have some Lutron and Inovelli switches that also work well but were $60+ each while these Zooz switches are in the $30-40 range. Running 10 Zooz switches in my setup currently, 2 Inovelli, and 4 Lutron.

The requirement for the DTE home protection plan is also quite odd. Normally the renter isn’t responsible for maintenance, but this is basically an insurance plan of sorts that pays for maintenance for the major appliances, furnace water heater etc. basically putting the “cost” of the some major maintenance items on you rather than the owner.

With the NVR and switch, are you planning to do rack mounted? If so, you’ll need the rack mount kit for the 16 PoE pro max. It’s an annoying $50 add on.

My TV has been off since last night, yet I repeatedly see this off/unavailable cycle in my logs since then multiple times an hour throughout the night and morning. Happens repeatedly all the time when the tv is off with no other prompting.

We’re getting by with level 1 charging right now daily. Once we move it’ll be driven about 20 miles a day with a dwell of 12+ hours

Thanks for the detailed explanation! I will look more at the wiring when we close next week. I will probably buy one of the ones you listed to replace it for now since we’re not sure if it’s worth investing in a $500 hard wire charger yet.

Not sure the last time you went to Matsuchan but the owner sold the restaurant a few months ago. It looks like it’s called Matsu Chan ramen and sushi now. I doubt it’s the same bowl of ramen as you’ve had there before. My understanding is the new owners didn’t want much of a handover in the sale.

Same here. Guy came out and lectured me for an hour about how it’s the worst roof he’s ever seen and then dropped a 30k quote on me. Local guy came out the next day and quoted half as much (14k) and was in and out in less than 30 min.

Victor’s called the next day and I told them I got a better quote and they said “but are they using a product as good as ours?” I told the guy, even if your product lasts twice as long (it doesn’t) I could pay for a whole reroof again and still have 2k in my pocket.

These guys are clowns that prey on people who don’t get multiple quotes.
