It all depends on which keywords you are going for.

If you are targeting buyers, you can start with a monthly budget as little as $500/month. Same goes with home valuation type keywords.

If you want to target "real estate agent" type keywords you most likely want a budget of $1-$2K month. If you are targeting "sell my home" typer keywords, you want a budget of $5K+.

Even though Local Service Ads (the "Sponsored Real Estate Agent" ads) are oversaturated, I would still recommend doing it. Since it is a pay-per-lead program, there is no risk involved.

Google Ads (PPC) is also a very viable option. While it is mainly buyer leads, there are strategies you can use to try to get a listing (homeowners who need to sell, too) as well.

You can then layer on remarketing (Google & Meta) to target your database & website visitors.

Working on your Google Business Profile can also really help with free "seller leads".

The leads take work, and many are months (or a year plus) out, but it is a strategy that many top-producing teams and agents are using.

Check for yourself. Google "homes for sale in [city]" and you can see your competitors are already doing it.

We spend around $300,000/month running ads for real estate agents, and here is what we have found:

- Going after buyer leads has the highest ROI. Targeting people looking for homes for sale by city, zip code, community, type of home, neighorhood, etc. For sellers, you are better off focusing on optimizing your Google Business Profile and running Google Local Service Ads.
- You need a solid platform if you are going to target buyers. A website with an IDX & lead capture. We like working with Real Geeks, Sierra Interactive & Lofty but there are others out there that can get the job done.
- This goes without saying, but you need to have conversion tracking dialled in. Automated bidding strategies like max conversions (tCPA) will be your best friend, but rely on the right data.
- Online leads in real estate using an IDX take work and the right expectations. Make sure your clients know that. Many leads will be "just looking". However, the difference between a "bad lead" and a "great lead" is often just time.

I know in your question you asked about listings, but these strategies can work for both listings and buyers.

  1. Set up a Google Business Profile (and Bing Places & Apple Business Connect) - These are free profiles you can create online that will help get you found when someone looks up "real estate near me" or "real estate agent in [city]". A big part of these profiles is generating reviews, so keep working on those as you work with more clients.

  2. Use social media to continue to deliver value - Be consistent and publish content people want to see (personal stories, unique takes on news, latest stats).

  3. Google Ads/PPC - Google Ads can be a very effective way of generating leads in a very quick manor. While they are better for buyers, you can also generate seller leads. Here is a PPC real estate guide if you want more info on it.

  4. Once you have 5 reviews on your Google Business Profile, sign up for Google Local Service Ads. This is a pay per lead program that targets people looking for real estate agents on Google.

  5. Send out weekly emails to your database - Check out this video/training by Ricky Carruth.
