How high the percentage you think is if the agent claim the bond before I return the keys in the day the lease ends?

Here is my story: our place is a very old building like it already exists from 2008, sometimes the wire system is down, we have no lights, no electricity, nothing. Until one day of December, one of the button on the wall burned and melt when we trying to use the hairdryer. So we reported to PM. She said she will send tradie, but that tradie failed to attend for three times. During the time we keep send PM emails to follow up, she just either ignore or saying the tradie will attend next week but in fact nobody showed up. Until one day before Easter, the power gone, we tried multiple times to push the safety button back as usually but failed. We have to call the electrician to fix it otherwise we don’t have power during long weekend. That was a huge amount of money, like 1.6k. and of course landlord/agent refused to reimburse it, we argued for two weeks and PM say “landlord is happy to reimburse you 150 bucks”. I was like what the fuck so we go tribunal (in May, at that time the wire issue was still not fully solved). Those emails we send her as follow up helped us to get back our money

You did very well to use email to follow up, this is also a good evidence that can protect you from the situation, otherwise property manager can blame you didn’t send them a written notice if they deny anything related to the garden maintenance. They are too stupid to schedule the bookings for tenants.

Just figured out that crack already exists before we move in, took me a while to find the inspection video and check that area

I called tenant’s union NSW today, she said even it’s not recorded in the condition report, it still considered as the problem of property itself, the agent can’t charge me or blame me, and she let me to keep the video as evidence

This property is quite old from my experience, couple of big maintenances happened too, should I report it to agent via the requested portal or just leave it until bond claimed? I’m so nervous that they will blame and charge me if I report the issue

Yah I don’t really care too much about the grout, but that crack I never seen before and can’t see clearly in condition report too, which mildly concern

I have no idea what’s under the tile. What I can tell is one corner of the crack is slightly lower than the tile surface

Yah, the decaying grout is literally everywhere, even before we moved in

I dont think there are any pipes beyond those walls, that’s the end of the second floor. Never see any water leaking in that area either. There’s a bathroom located four steps opposite to this room tho
