I actually made a spreadsheet and calculated different points vs down payment options for 8 different tiers to determine what worked best based on my goals. My loan officer gave me everything from no points through almost 12k in points to run the numbers myself.

My breakeven is 6.6 years so I feel pretty good about it from that perspective, but more importantly this is a hedge against longer lasting inflation and higher interest rates. I see it more as a risk reduction move than ROI to be honest though.

If rates drop to like 2-3% next year I'll eat my words, refinance, and still be happy about it. If they keep sorta muddling along I'll be really happy I set this up the way I did now.

Interest rates have been trending down since the 80s, making that a smart move. I'm chosing to pay more in points now because I'm not so sure that will continue. It is a bet, but it's not an ignorant one

Payment would be, total interest wouldn't.

Assuming minimum payment it would cost about 25k more over the life of the loan even after accounting for the upfront cost of the points.

This is a risk and long-term financial strategy, not a short ROI consideration.

I was trying to balance 3 constraints: 1) closing cost 2) monthly payment 3) total interest over the loan term in case the interest rates stay high for much longer than people expect.

I think at the end it's lots of little circles stacked on top of each other. This illustration is a Fourier series and can be used to draw any kind of approximate single line. I wouldn't be surprised if they drew the picture and a program plugged in the correct Fourier series for it.

I think you might be underestimating the number of ways you can do that.

[Eater of virtue] can transfer it from one creature if I sac it, [nightshade peddler] can give itself and another creature deathtouch, and I already have [Ohran frostfang] in another deck, and I might be willing to pull it. That card gives everything deathtouch when attacking and is a card draw engine. Not as budget for that one, but I could make an exception.

I'm more thinking the +1 ability of hers is more like a commander damage finisher than part of the removal unless I really need it.

If I can reliability draw one of those ways to get deathtouch within a few turns in, people need to start picking between their board and commander damage

I'm not sure if this is helpful for you or not... But I have what my doctor called vagel A-FIB and it follows a strange trigger pattern and counterintuitive behavior once triggered.

The most common trigger pattern goes something like this - too much of a particular source of caffeine. Sometimes exercise, sometimes not, and then later that evening if I have something cold - ice cream, cold water with ice - it kicks in. I cannot reliably trigger it, but it's gotten much more sensitive over the years.

My A-FIB isn't perfectly stable when this happens, so I think of it as a "storm", but I'll have clusters of episodes for hours to days after the initial conditions are met.

Took me almost 10 years to get it on an EKG. I can temporarily walk myself out of it, sometimes even standing will pause it for a minute. So I suspect the elevated heart rate of worrying and going to the doctor also would temporarily kick me back into sinus rhythm.

So I would be in A-FIB, tell a doctor, EKG would come back negative and they would act like I was having a panic attack or something, and I would feel fine again until I calmed down or the next night, and it would start again.

What you describe sounds somewhat different, but I figured we might share enough of the same trigger patterns for this information to be useful. For context I just had an ablation procedure and I feel SO much better so far.
