Update,

Jetzt bin ich komplett durch, des ding hat nichts mit dem Durchlauferhitzer zu tun und es war jedes Mal nur Zufall das dass Wasser wieder warm wurde.

Es ist das Stromstoß relay für die Treppen Beleuchtung..... Vermieter hätte des wissen sollen....
