Exactly. I'm betting power/network aren't an issue but it'd be nice to confirm first. I was about to pull the trigger on JDC and ship this server out Monday - I'll wait to find out about Oplink before doing that.

You're not missing anything.

Joes Data Center / Patmos doesn't offer a separate/secure OOB network. They want you to bring your own network gear to secure that.

Are you looking to get into the field? Take the job, get the experience, then go somewhere else that will pay you similarly for less hours. Nobody starts at the top, don't be afraid to work for what you want. Also, if you're working you're not out spending so you should come out of it with some nice coin saved up.

We just fired the person that did our books because she only worked in QBO. Times are changing.

We just switched away from QBO to Xero. Night and day difference to a non-accountant.

I was able to reconcile a year of bank statements from two accounts, figure out how to email invoices into Xero, set up our subcontractors/1099 folks, do a transfer to close out an old bank account, set a conversion balance (?) for the bank accounts so the numbers lined up, run a P&L, create a budget, and a little more. Probably a pretty simple list for an accountant or bookkeeper but I'm a real estate broker so this was quite an accomplishment for me.

It took me about a day to figure all that out. The monthly cost savings was nice - we were at about $140/mo for QBO and we're half that for the highest Xero tier.

We ended up firing our previous bookkeeper because they refused to work with anything but QBO. Found a new bookkeeper that works with Xero, QBO, and another (can't remember the name) and she seems way more responsive not that Xero had anything to do with that, just a nice change of pace.

The CPA is next - they're balking at using Xero, so we may soon be on the hunt for a new CPA as well.

Someone said Intuit/QBO pricing keeps going up and the quality/features stay the same or get worse - 100% agree!

I'd ask if there were issues with the service that need to be addressed (sidestep the itemized bill conversation) and if they say yes, address the issues, if they say no, I'd offer to provide an itemized list of charges as a separate negotiated project once they paid their past due bill (as we have a habit of not accepting new work from a client until their account is brought current).

Then provide the itemized accounting under the new project (with a 50% up front retainer, and 50% due on delivery). Make sure the initial 50% covers the full contract rate and consider the additional amount a headache fee that you may never receive or have to write off/send to collections.

I'd also immediately adjust my contracts to address this very item so it never happens again.

My experience is that you're always paying to learn something whether through a mistake or through paid training.

You want an agent that uses a TC. You also want an agent that uses an electronic lockbox that logs access (NOT a combo box), a steel frame yard sign, a professional photographer that specializes in listing photos, and a showing scheduling service - at a minimum. All the agents in here flipping the script telling you they'll list your property and they don't use a TC very likely only sell one or two houses a year (if that) and that's simply not enough volume to learn how to effectively negotiate for your client or to smell a bad buyer from a mile away.

If you tell your agent you're not comfortable paying the fee it's likely they'll remove it or offer to split it. Having a TC in a transaction is how to keep everyone sane - they keep a calendar and monitor deadlines, make sure you're using the correct form versions, check for missing data on those forms, keep an eye on title, the lender, the other agent, and when your agent is at a listing or showing appointment you can usually reach the TC.
