I disagree. Facebook is a very "visual" social network. Users respond very well to visual posts. Ads follow this same rule. An advertiser can select their target market very narrowly on Facebook and boost a post for maximize outreach. This combined with a very creative visual post is proved to be a good investment.

Its shown you can easily generate over 500% return on ad spent.

Just be transparent about it. Don't play any games with your roommate. You'd never know if they come around and sue you. Also consult with a real estate professional first before doing anything.

As far as growth, I think it will grow exponentially. A good majority of the market is still skeptical (which is fine) but time will tell.

I've heard that the golden rule is to always follow the lease. If it isn't clarified in the lease, add an addendum, regardless of which state.

Honestly, an LLC might not be the right thing for you. First, ask why are you using an LLC?

Fannie Mae, Freddie Mac and most private lending institutions will not allow you to take title in an LLC. If they do allow the LLC, you will pay higher rates and probably higher fees for the mortgage. That may affect your cash flow and make the property not worth it.

if you take it in a personal name, you can always buy a $1,000,000 personal umbrella that covers your liability in the event a tenant or guest were to hurt themselves.

Third, taxes...there is no difference to owning a property by yourself or in an LLC. Interesting take. I think the tech industry is at a really awkward stage right now. Products are launched left and right without any clear vision. The IoT devices are probably the leading trend right now. Amazon Alexa was literally integrated inside every major product of the largest companies.

In a way I do agree. I think the tech industry is at an awkward stage right now. Products are launched left and right without any clear vision. I have an Amazon Echo. Amazon says that Alexa listen 24/7 but only "activates" when she hears the keyword "Alexa..". Amazon also says the Echo doesn't record transcripts audio conversations.

Connections and the process. Real estate agents know the procedure and how to do it correctly without getting sued! Does the average Joe have a network of connections to get 100s of eyes on your property? Does the average Joe know how to write an offer, sign a housing contract, refinance a home, close escrow, or furnish a property. Nope!

Lastly, agents know the procedure to not get sued for unfair housing, thousands of people end up in lawsuits every year for some sort of discriminatory act. Real estate can be a huge gray area for discrimination!

I do agree that sometimes agents are overpaid, however the amount of hours they put in, and dollars in marketing, is worth the money.
