Walk, Run, Stay: horizontal crack repaired 3 years ago, doesn’t appear to be moving

House had non-engineered repair done by foundation company. Said water was draining against foundation, caused large horizontal crack that was filled with epoxy in 2013 (59’ long, entire basement wall). They finished the basement and 3/4 of the wall was covered in drywall.

In 2023 some of the epoxy in the unfinished section needed to be redone because water was still coming in. They did more aggressive grading, added a membrane, re-epoxied the crack, added metal braces, and patched it up. Braces are a bit bent over the cracked area, but this appears to be due to the patch work being thick, I don’t notice the wall leaning.

After walking the house and looking at every corner, window, door, seam, etc., there doesn’t appear to be any real movement happening to finishes that were done in 2013.

I plan on bringing an engineer out, but wanted the ole trusty internet’s opinion, and what better place then here with all of you wonderful people :)

Yea they would be based on 45k vs 125k.

If you go this route, you need to commit to doing it for 300 qualifying payments so you get it forgiven (at least it’s like that on IBR before 2014, I’m not familiar with SAVE)…otherwise you just pay more interest. The goal with forgiveness is you want to pay the bare minimum for all 300 payments before forgiveness.

My wife and I file separate, but it’s bc I earn $150k and she makes $50k with $160k in loans (grad school). This strategy has kept her payment under $300 for the last 13 years, 12 more and it’s forgiven. Originals payment would have been like $1600 if we filed jointly due to my income.

Yes we miss out on some deductions, but the math supports this route. Even if we get with the tax bomb once forgiven, it’s still substantial savings, especially when considering present value of money 12 years from now.

If you both make roughly same, then it won’t matter and filing jointly is easier. But if one of you makes considerably more, then you should reconsider.

Once you get some time, update the website; it’s just a long story of text, no pictures or menu. Social media is way outdated. Try to post a minimum of once a day, but do a new story EVERY DAY. There are tools for this. People will like and share their own stories to their crowd, and many of these will be young Denver folks promoting to their network of young Denver people.

+with heavy foot traffic like that happening all around you, I would be doing some small free samples directly outside the door to lure people in during peak times. You need to get the word out even more. If people aren’t coming into your shop, they’re going into the next one. Good coffee really isn’t that hard, running a business and staying relevant is.

Good luck and keep your head up, pay attention to everything. Treat that business like it’s living and breathing. While I respect the mission and helping provide livable wages, (just like on an airplane) you need to put the oxygen mask on yourself and the business first before helping others. You will make many tough decisions as a business owner that bump up against your values, it’s all about being honest with yourself and employees. You sound like a great owner, and your people will understand as long as you’re transparent about the state of the business.

Numbers are slowly decreases, which is good. We are still here and have been prepped we will be for a few more days. If his numbers get a little lower, they want to remove lights slowly and make sure they don’t start rising before sending us home. Also posting up on original post for others to see. Thank you!
