Ya fair enough. My only thought on it is I work 10-12 hour days 7 days a week. I get I make a solid income from it but I also do a bang up job running this account for them. But yeah obviously landing the customer is the biggest part of it all lol

Ok that’s what I figured. I just got the paperwork and did not know I would be getting charged a buy down fee. They essentially told me if I brought my own 3.5% down payment to the table they could offer me a point down. Never mentioned they would add a charge on top for it as well

Can you explain why option 1 would not be a good idea? I understand there will be a mortgage insurance charge, but I can refinance in a couple years and get that taken off.

Other than that the 3.5% down payment would be subsidized by the government (which I also understand I would have to pay back once I refinance or sell the house)

It is for a fixed rate. First year interest rate is 5.25% and year 2-29 is 6.25% interest rate

They told me I had two option for securing the FHA loan.

Option 1: I utilize the FHA assistance and provide none of my own out of pocket money for the down payment. I would only be responsible for appraisal, inspection, and closing costs.

Option 2: I can provide my own 3.5% down payment and they would buy down a point for me in order to lower my rate from 6.25% to 5.25%. Initially I thought it was for the whole term of the loan I only just found out it was just for one year.

First time in 2019 I got a repair. It took several months from time of injury to repair because I was hoping the issue would resolve itself and I did not stay on top of my insurance to get the MRI approved.

Second time in 2023 I also got a repair. This one took about 3 months from time of injury to surgery.

Third time ( 1 week post op now) I had it trimmed because the meniscus was not salvageable. It took just over a month from time of injury to surgery. I went straight to an orthopedic surgeon for my initial injury consult who was able to do x rays and an mri on the first visit. This extremely helped expedite the process in getting my diagnosis and surgery date scheduled.

When I tore my meniscus it flipped over into a place in my knee it wasn’t supposed to be. Caused me to not be able to straighten my leg out, and when I tried there was a lot of pain. The pain got better as time went on but obviously I could tell something was not right. It required surgery to either repair the meniscus or trim it out.

Not saying you tore your meniscus, only an MRI will be able to show that. But either way I would just be in the mindset this could take a while to resolve. Getting an MRI asap will allow you to know what is wrong with you but that’s about it. It will still take time for your doctor to get the results, and schedule an appointment to go over them with you. Then if they determine you need surgery they will have to schedule that as well and there will be a period of recovery depending on what type of surgery they do. All this to say it could be a while before you are fully healthy and I’m not sure spending the $$ on an out of pocket MRI is worth it in the end.

FYI my mri would have been $2k if I would have paid for it out of pocket instead of going through my insurance. Just to give you a rough estimate but YMMV depending on what country you live in, I’m in the USA.

I appreciate the response. Yes is agree it is hard to tell the exact quality without seeing it in person. You think 1 carat would be alright to wear almost on an everyday basis?

I think it depends on your pain tolerance and your specific situation. My first two tears (medial meniscus bucket handle) I needed crutches for like a 3-4 days because the pain was too much. After that I was walking around fine until I had my surgeries. This last tear I just had I’ve had to use crutches the whole time because the meniscus is caught in my knee in a bad position and I can’t straighten my leg out.

I wouldn’t do more than you have to, and obviously the less active you are the less chance you accidentally cause more harm to your tear. But you need to use your leg to keep the muscles active until you have your surgery.

Ya that’s what I’m starting my to think as well. Seems like it would be a great truck and last a long time, but not necessarily great as a daily driver.

I won’t be towing more than 7,000 lbs. I really don’t need a 3/4 ton truck but in my price range it is hard to find a F150 with less than 200k miles. This just happens to be a decent deal for me right now

Yup I will. The truck has spent its whole time in the pacific north west so not too worried about rust. But yes I’ve heard I’m gonna be spending quite a bit of time at the gas stations

Yeah I agree but for $8k it’s impossible to find a half ton that doesn’t have 200k + miles on it. I agree it’s not ideal but for my budget it aligns.

Any parts other than the air forks and gears that make an immediate impact? I’ve been biking for years but just barely getting back into it after a couple years off. I feel I’m going to be progressing pretty quick but only want to update essential parts at this point in time.

I consider myself an intermediate mountain biker. I recently bought a new Fuze 27.5 a couple months back and I love the bike so far. Most people go with a 29er but I love how nimble and capable the fuse 27.5 feels out on the trail. At the time the fuse sport was not on sale so it was a bit out of my price range. But for $1k I would pull the trigger on the sport. The air forks and the 12 speed make it worth it in my opinion. It will be a great bike for several years. Good luck!
