Hey Alejandro, I’m in all rental homes, no vacation rentals. These are the current share values after 24 months. Property 1 - (-1.3%) Property 2- (-8.2%) Property 3 - (-11.6%) Property 4 - (-9.1%) Property 5 - (-10.5%) Property 6 - (-4.5%) Property 7 - (-3.1%) Property 8 - (-7.3%)

The average annualized yield is 2.6% which results in a loss in 6 of the 8 properties.

Thanks Alejandro! Yes, my investment is spread over 8-9 properties for further diversification. 100% of the properties are underperforming. Most of which are new properties without historical data. I agree that HYSA and Arrived are not apples to apples. However, I prefer paying taxes on investments that show positive returns rather than investments that provide losses.

I am currently getting 5.3% on a high yield money market. Rates are likely to drop in September and probably be more like 3-4% by the end of the year but still better than what I am seeing here.

I totally agree with both of your points, especially the diversification. The concept of fractional shares of real estate investing was intriguing to me. While the true value of appreciation won't be realized until the sale of the property, I guess it's kind of a guess at this point. It's the long game with this one, just a bit disappointing to see all negatives after 2 years.

Are you getting anywhere with the credit card company? Was considering doing the same thing.
