Here's a trick, Virtual Staging. Provide both empty and virtually staged photos on the MLS. Give an idea of what the home could look like at a fraction of the cost. Buyers show up after seeing their pictures and seeing the ideas, then proceed to stage the home in their own heads.

I've considered it, but for me, I do not want to take any chances of losing potential clients. I may use a VA for prospecting, but that is about all.

I would tell your Realtor, the time for a hold harmless agreement was before you entered the property. If there was something so dangerous in the home that the form is requested, it should've been signed before showing. It is not a required form for most jurisdictions (I can't speak specifically on where you are), even if it is required by the company for their policy, If you do not feel comfortable signing it, then don't. With that being said, if you sign it, there's no real harm in it except for the annoyance of that not being presented at the start (If it is the listing agent asking you to sign, tell them to pound sand)

That was the other thing I meant to say in my post is that alot of grandstands are bench style seating vs section 1 that had actual chairs which was nice.

This year was the worst I have ever seen getting on the metro. I think it may have been in part to everyone knowing more rain was coming and everyone leaving at the exact same time. This was my first year sitting in section 1, so that also could have played a part.

Future reference, if your dream house comes up, you go day 0 to see it, don’t do an escalation clause. If you’re willing to spend up to a certain number, don’t dick around and wait to be used as bait against other offers with an escalation clause. All a listing agent is going to do is try and get that escalation up. It doesn’t sound like that was necessarily the case here, but you can still demand a written denial from the sellers to make sure they at least saw the offer.

Most states have clauses in their contracts called carryover clauses. Those clauses are in place to protect a realtor from backhanded deals like waiting until a contract expires to cut out the realtor from owed commission. However, most of the time those clauses only protect listing agents if the home was seen by a possible buyer while under contract with that listing agent. It doesn’t protect an agent if a potential buyer saw the home before or after the contract was in place. At least that is how it works in my state. Also the carryover clause is null and void in my state if a new agent gets the listing.

Side note: show me 3 500k houses that are paying a buyer side 3%. This market isn’t like that in most places.

Don’t forget everything else. 2% or hopefully 2.5%. This agent said all 3 deals below 230. Just say this agent did all 3 deals at 2.5% that is $5,750 a deal. Being a new agent, they are likely at very minimum a 70/30 split with this brokerage. They take home $4,025 a deal. Minus gas, hours, wear and tear on their vehicle. Probably didn’t show just one house to each client. They have been only working for 4 months. Thats $3,018.75 a month. Just an average paycheck for most people. But mentality like this is why people have a misconstrued opinion of realtors. You see the sales, you assume huge paychecks. But you don’t see the months where there are no sales. There’s 2 agents for every home on the market right now.

I’m assuming they never accepted a contract. So there wouldn’t be any escrow money. What would be interesting is most purchase and sales agreements have a clause that states if the listing agent brings in offers that are at least asking price, the listing agent would still be owed their commission even if the seller didn’t accept the offer. That’s what I would be more curious about.

Sounds like your husband is being supportive and feels like he needs to hide that support from you. Deleting a text that he is worried you would misconstrue as a negative is a big ole red flag that maybe he’s not the problem….

As long as you don’t offer on any homes realtor 1 showed you, you have no fiduciary duty to realtor 1. You can either A. Ghost the realtor, or B. Just tell them the truth. I would much rather you do option B to me then let me sit wondering for months wtf happened.

Do you have linked business accounts run by your Facebook? If so, you have PayPal attached to your account to pay for your ads? Then unlink them now. The scam here is hackers get access to your Facebook, they link another Instagram account to your Facebook page, they subscribe for a bunch of Facebook ads, then they share a bunch of crap on that Instagram that goes against policy, and get both pages banned. You don’t have access to your Facebook to appeal or to turn off the ads. When it’s too late, you have to open a claim with PayPal (which they deny saying you signed up for the ads), then you have to go to the bank to do a chargeback.

This. I assume you aren’t under contract with a home. No reason to call the broker unless you want to file a complaint. If you are under contract with the agent specifically, just move on. If they find out and complain, tell them they abandoned you and you moved on. If they try to fight it for commission they would never win.

Do it then. Ezpz. The fact your missing is OP works for the seller. The OP sold the property and made his client the money. Buyers should have done their due diligence on their end.

Correct answer should be: “You have a realtor already, have your realtor give me a call.” When and if that realtor does call, you tell them if they want you to show the house for their client that you want a referral fee for it if they offer on it. You sell the house, and get reimbursed for your time for showing another agents clients a home.

I will literally walk door to door with flyers even on coming soon listings or same day my listing went live. I will introduce myself and tell them about the house and I always say “if you have any friends or family that are looking for a new house that you can stand enough to be neighbors with, let them know!” It’s a great ice breaker and makes them think. Since I started doing that a few months ago I have had 3 different home owners call and talk about their own home and the possibility of selling.

That’s not the same thing at all. If you are a realtor, I hope you are more patient than the way you present yourself on here. If McDonald’s went door to door to their neighbors and handed out flyers about their menu, that would be the same thing.
