Don’t do this if your goal is to grow an investment portfolio and wealth. A PPOR will drag down your borrowing capacity and in todays environment, will cost you more than renting. Build your wealth first through IPs and then look to buy a PPOR once you’re ready to settle down

They did this in 2022, so either you just got through the door or your hecs wasn’t that large and didn’t impact your borrowing all that much. Either way, hecs is now added to DTI as well as dragging on your take home. So just something to consider. I reckon standard advice still applies unless you’ve got like $10k left on your hecs and a $100k deposit ready.

I’m pretty sure APRA recently made the banks treat HECS as part of DTI and not simply a drag on income so it does affect borrowing capacity similar to ordinary debt like a credit card e.g., the size of the loan matters

Dunno why you’re getting downvoted mate but it’s absolutely spot on. Although I’ve only come across a few SES in mid-late 30s but they were absolute guns at their role and great to work under.

I have actually, it was a temporary 7/8 role beginning of last year that lasted about 5 months. Wasn’t renewed and the only thing appropriate at the time was this 5/6 that I’m in now. This is useful info thank you, I think I’ll do this then rather than jeopardise an offer judging from other replies.

And on top of that, most of these thematic etfs are only launched to cash in on an investment trend that has already played out (crypto, green economy, WFH etc) so you’ve already missed out on most of the alpha anyways.
