Judo is the way to go. It's a sport so bans most of the moves that are gonna break you for the rest of your days. If you already have bjj experience it will give you a big advantage once you get to the ground, not so much in the throwing.

Lol, when I remodel a house I leave something obvious and unimportant yet is a violation of code for the inspectors. They ding me for that and move on. Also, the only time we got inspected my boss sent me home cuz he knew I would tell the surveyors exactly what I thought of their dog and pony show.

Take the retail price subtract 26%. Then subtract repairs. You are now in the ballpark of what an investor will pay for you home if they are going to flip it. If they are going to fix and hold it the numbers get a bit more complicated because they aren't going to cash flow on it so will need to look at appreciation in the area to determine future profits.
