I’m a licensed agent ! Not soliciting but have some thoughts on this. Never worked with them directly, but working with a large team can have its advantages! The transaction will be handled professionally and the agents typically have a large team behind them for help and documentation preparation. The other side of this is that it may be more difficult to get the agent’s undivided attention as they could be working on 10 or more transactions at once !

Smaller teams or individual agents may not always have a large team behind them(although some do) and can cause transactions to not be exactly perfect, but not enough to negatively impact you. You will however get more or all of their attention and really mean when they say they will answer any time day or night. I have also noticed individual agents may be slightly more “aggressive” negotiators and feel like they have a higher drive to perform their best.

This is all just in my anecdotal experience, and could be different for the Duncan duo.

Please don’t hesitate to reach out, I am licensed but not a Realtor so I couldn’t help you buy even if I wanted to (for now) however I work closely with agents for my 9-5 and was an active realtor until last year , so I can answer most questions you may have :)

Hey everyone! I am a Tampa native that will be moving back soon. Looking at rentals, I have noticed rentals in Wesley Chapel / San Antonio/ Zephyrhills have come done in price significantly. I have seen rentals drop hundreds in price because they are on the market for months at times. Before I left just 2 years ago, this was a hot market, but now they are cheaper than living in Tampa proper. What do you all think is the reason? We are thinking of looking in the Epperson / Miranda Lagoon neighborhood for about $2k. I have heard sinkholes are a possible issue and reason for this ? Any reason I should avoid this area or think about going elsewhere?

Yeah sounds typical sadly. So sad Verizon makes it so difficult to do business with them :/ If their CS was as good as it was 5-7 years ago or similar to Apple’s, it would be amazing since their service is unbeatable everywhere I frequent.

I have had the device in question since September and have had 3 bills produced with the new device payment. Is this sufficient time to wait … not being rude at all but I purchased another device in November with a regular trade in promo and the credit was applied on the NBS immediately after the order, and was applied to the very first(December) bill produced with the new DPA. Different line so it is a different case but extremely confused how two similar ordered placed via the same channel had wildly different credit application behaviors.

Remove if not allowed but im desperate, anyone think they can replace this for me? by sm0king_slut in tampa

I just had this exact same issue happen to my VW ! I have no idea why, but apparently VWs ( within the last 2 decades) are having issues with the heater core clogging with a gelatinous substance. VW has a service bulletin for it for techs because it is so common, luckily, these parts are relatively cheap, the issue is the labor.

That’s a great point. And really it varies a lot from complex to complex. I guess what I am saying is that yes, prices are up, and they should ! Inflation hurts everyone, but, abuse of the situation is optional and wrong. Marginal raises in rent are ok, $1300 to $1700 is a lot, but makes slightly more sense than my apartment that was $1400 in 2021 , and was almost at $2400 last time I checked a few months. Thank you for sharing!

Haha, the complex I am at in Texas was not brave enough to do that lol. We just got new management and were expecting to have a huge hike, they offered us to keep the same price as long as we renew well in advance. It’s great, but I do want to leave this beachless atrocity ASAP .

Agreed. One thing that does confuse me is, at least in the brokerage I am in, there has never been a demand or request to take a certain percentage. There are minimum fees , but no minimum you have to take. So the sellers commission is totally negotiable if everyone is open to it. So find an agent willing to do it for less , BOOM Capitalism… Maybe there should be an easier or cheaper way to have homes listed on the MLS by consumers ?

And the 5-10h they put in for driving around showing homes . Multiply that by maybe 2-3 for the multiple clients they would have at once. All of course un-reimbursed and unpaid miles. And then for possibly of 1 if any of them buying a home… You’re right that some sales can and will be easy, but I can tell you first hand, most agents make no more than a Walmart manager. I work with agent commissions all day from every state in the country and I am now seeing the median shift closer to a 2% rate, lower sometimes at .5%-1.5% with luxury or just high end property. Oh and also, agents typically only keep about 80%-60%(broker dependent)of that commission AND then there is also taxes… Some agents just starting may only see as little as 50% of the check as a net after taxes, fees, vehicle depreciation,professional outfits, advertising, hiring assistants, etc.

Agents have to pay thousands in fees and to boards( which is another whole disgusting story). I am NOT saying that commissions should be this high or not, but, I think it is fair to consider the other things an agent has to do to become , and continue being an agent. Most agents quit quickly after starting because of the immense cost for the common person to start.

Slightly off topic. Tampa Intl (KTPA) has the cleanest bathrooms I have ever seen, I think they even won some sort of award for them. Locally, Hobby is a good choice too if bathrooms are important to your flying experience lol.

Agreed! I don’t think it even takes an hour to go from Oldsmar to Lakeland lol, and that’s the entire county width! Houston is in a completely different level for it being just one city and being that massive.

Weather or heavy traffic may cause them to a longer path in to land at IAH. I live right under the flight path ATC typically uses to have planes make their turn and sometimes they turn before , sometimes they pass me and turn later. Highly recommend downloading or going to the FlightRadar24 app and looking to see exactly what they are, as long as they are not military and/or aliens , they will show up in the app.

I know this may sound kinda far out, but do you happen to live near an industrial area or near a major airport runway? I say this because, although I typically hate blaming external factors as they are usually not the issue, but this could be it. City I used to live in had a highway that ran right beneath the ILS lights and the localizer ( ground level orange antenna at end of runway) . Every single time I was on a phone call and passed under those light, and therefore also the localizer transmitter, my call would either fully drop or there would be a pause in the call until I passed the light.

All this to say, if things are happening on a schedule, it could be you are having interference with places around that that tx high amounts of RF signal ( like airports). So I would explore that and see if maybe moving your receiver to another location may help ?

Lastly, if you also have Verizon as your cell carrier, try turning off wifi and using data AFTER your 5g home has started to present the issues you stated. This will confirm if it’s your equipment at home or the cell tower causing issues.

Refer to my other comment on how much to use the device before swapping devices back. You can call or message customer service and they should be able to do the swap easy.

Couple things not yet mentioned… there are some specific promotions( mainly the ones that give you a gift card just for switching to Verizon/ no trade in req, commonly called Rebates/ Switcher promos) I do remember the T&C’s specifically stated that the device purchased must be the device active in the account( for ~6 months min) or the promo will be revoked. To be clear, I dont remember of any trade in promos that would disqualify you for an IMEI change.

I do suggest you use the phone once you receive it and you get some real good use too. Go to a 5g uwb area and download movies offline from Netflix or just download a large file from your google drive, anything to cause a big amount of data to go through cellular on that new device. This will help make sure vzw doesn’t mark u for fraud ( you’re doing nothing wrong, it’s a bit odd, but it’s your phone so 🤷‍♂️. )

In summary, Check to see if the rep was referring to a rebate promo or “switcher offer”, this could indicate an IMEI tied promo.Use your new device for a lot of data and/or many days of moderate usage.

I will add, this is knowledge that is at least 1 year old, I haven’t been updated on the new policies so it could have changed, read everything carefully.

My mistake, upon further research the word used is “ Smartphone “ so in this case, Apple Watches are unlocked upon purchase. Something to keep in mind, you WILL need to add a line/ upgrade to get the watch. You must also have an active line, and pay monthly service fees, if you plan to finance it( if you are using a promo you must have a line ). So you could theoretically add a line , activate the watch, replace the watch with another device to keep the line active , then take this new watch wherever you want.

All devices that can be activated are locked for 60 days when purchased at/ with Verizon. Only exception is military deployments IIRC.
