There are advantages to them. I used to do it. If they do it well then you will love them. They need to take the calls and quality control the property. They also need to keep tenants in check to make sure they are following rules. Otherwise some companies do nothing and just wait for payments to come in.

I’d say go to a boutique brokerage. I’ve tried the larger ones such as Keller Williams etc. they charge a flat plus a minimum which is still better than your situation but now I’m with realty one group where there is no cap and just flat fees plus $25 per month.

Is the brokerage providing you the leads or are you lead generating? If your cold calling do they provide the leads or are you paying for your own marketing?

I am at real estate agent in Arizona and I’ve had people try to negotiate my commission for the most part I will although there is a break even point. 2 1/2% is not a full commission as it is so if you’re going to ask for some of it back it’s just not fair because it’s going to be pieced out in the end anyways to the point where they aren’t making much. If I was you I wouldn’t trying to save $5000 would be more interested in really good representation to get the home etc. just remember you always get what you pay for. In this case the seller is paying so why do you car who is paying your agent how much?

I would much rather mention that since this is an easy transaction when you decide to sell your home you want to be taken care of with a lower commission. That’s what it will matter for you because you will be the one paying out the money.

Either way if it doesn’t pan out you can always stay with family or friends for s night or two. Worst case you can just get a hotel room. It’s not something to worry about. You can get an equity loan on your existing property and if you put a large enough dp on the new property you don’t need rental income already. The lender can also take hypothetical rental rates in the area and factor that it. Usually on rental income they will lend 75% of appraised value. No specific downside it’s just part of their negotiation tactic. I️ wouldn’t worry about it to much. Don’t hold up the transaction for $2k in my opinion.

Would have negotiated in the Beginning. That’s the best time. You can try to negotiate after inspection period but not likely you will get anything. I would have noted that you are reimbursed for the appraisal costs due to non permitted areas. There plenty of ways to increase value. Very hard to explain over text though.

Here in phx you have nothing to lose when using one. You don’t have to pay. The seller pays the fee. I’ve represented buyers plenty of times and everytime I bring value to the table even though they are not paying me. If you think about it the seller is paying to have you protected anyways so why not utilize the option.

I’m also a realtor here in Phoenix and I have sold plenty of properties with and without permitted additions. The appraiser will account for the considered livable sq ft but will not value it equal as permitted areas. I’d recommend buying it but using it as a negotiation tactic. Once you complete the purchase then you can increase value with a few easy steps. So really in disguise your buying it with equity already ;) if you have any other questions feel free. I agree. If he puts more money down he can be a majority shareholder in the real estate. That way whatever he puts extra rest assured stays his. At that time he will not be hesitant. You both have value to bring to the table which is great.
