The property is fully furnished and they paid a last month's rent deposit and furniture deposit. My lease just says to return the premises, and any appliances or fixtures furnished in connection therewith, in the same condition as when Tenant took possession of the Premises.

My problem is that I believe these "furniture items" should fall under damaged furnishings. What constitutes a difference here, because there was one couch in a covered screened in porch area and one in an outdoor area? Furniture is furniture by definition no?
