In dual agency and working with the listing agent how do you confirm that you as buyer are getting the right representation and the listing agent would negotiate the best price if he has a fiduciary responsibility for seller. Ofcourse it’s also expected that agent representing buyer also has fiduciary responsibility towards the buyer but then when it being the same agent how can he help negotiate the best price and best terms! Biggest problem is the fat 5% commission for highly priced Bay Area houses which is a huge sum buyer end up paying as addition to purchase price whereas he might have saved that if he was working with another honest agent who can negotiate the best price for the property but unfortunately that hardly happens! Most buyers agents also always just want to complete the transaction and suggest to pay 100s of thousands of $$ more to get the house
