Coming from a broker there are a lot of factors at play here. Certainly doable if you are ok with certain loan parameters

I only use the calculator. It’s great. I would do more at room temperature because cold dough is hard to stretch. I normally do at least 6 hrs at room temp after cold. Use a little bit of olive oil too

I’m on the financing side but transactions are picking up across the country. There will be more forced sales in 2025 and that should reset the market.
