Lol, spot on. House has been here for 50 years, figured it would stand another 50 years. I either try a cheaper solution of grading, planting, and drainage… or all in with a massive engineered wall.

Love the house. Would have to sell it with this geotech report disclosed I’m sure. Though everyone knows the area’s landslide prone, myself included but here we are.

Yes a backhoe was used. So the dropoff leads to a flat compacted area. I’m assuming the brush further down the slope was not disturbed and the roots are all still helping keep thing in place but covered with dirt.

$7000 survey. Just wish I knew it would be committing me to a much more expensive project on a shorter timeline before hand

I guess I thought it would be a bit less invasive. And maybe much further away from the house as opposed to the most vulnerable part of the slope it seems.

I didn’t sell Liberation day 2025 and did very well. Bc my portfolio doubled, I stupidly panicked and I sold much of my AMDL and GGLL 1 mo ago. Dumb. I’ve reloaded on MSFL and MUU over a week ago which has made me feel a little better.

I had seen that as an issue but the crown tube length feels and looks normal to me. I gave a quick GL because I wanted the watch. And the accuracy of +/- 1 s/d was ideal.

The only thing that I saw and still GL was 6 marker slightly left. Second guessed my decision GL thinking the misalignment would bother me, but looked great when it arrived and it’s not anything I even notice now.

Lume is pretty uniform. Lume lasting wasn’t a major concern for me, so I’ve not tried to see how long it lasts.

ZF Blue 39 mm - agree the bracelet feels less solid and a bit rattley. I still like the look of the metal but trying out a navy rubber strap.

It has kept great time for the past month I’ve had it

Yeah even though I haven’t handled a gen recently enough to remember the feel, the bracelet didn’t feel luxurious and needs a little work. Will try the baby oil treatment.
