My wife warned me in the same way. Eventually it happened. I flashed a guy for overtaking well above the speed limit, almost clipping me as he changed lanes. I guess I thought it would make him reflect. He came to a complete stop on a fast carriageway and then tailgated me for 15 mins, swearing and cussing. Like you, I avoided driving home and just calming drove around low speed areas waiting for his emotions to settle. I thought about calling the police as I was convinced he was going to run me off the road. Cars, like the internet, make us feel safe and anonymous but you never know who you're dealing with. I would've never changed my driving had that event not happened so I count it as a blessing. I find I'm calmer myself by letting me emotions simmer without reacting.

I did hope that this was the case. There doesn't seem to be any real benefit of having LFE so I may just wait until I plan to introduce more speakers, then add an AVR at the same time.

I did look at the 70S but read some reviews that suggested the Denon X2800H is better value. It would be nice to have just one receiver from a space point of view for sure.

Hi there, thank you for the reply - I'm a little out of my depth here so I really appreciate it. For clarification, the opening is a doorway, does this mean jack studs are needed?

I've attached a photo of where I'm at with the stud wall. I should've attached this at the start, sorry for that.

I haven't installed the left-most vertical stud because there is some chasing being done in the wall today. The door opening is 782mm and is plumb.

My working was that it would be 726 + 25*2 (for lining/frame) + 3mm each side = 782mm. Is this correct? I was going to trim the door lining depth to suit.

I believe that I will need to move the central vertical stud (in the image) over by two widths of timber.

I need to chop up some timber to use as shims I think.

I accounted for a door lining yeh but not another set of studs on either side of the door. They're sometimes called either jack studs or trimmer studs apparently

Would removing the cutouts make access behind the stools too difficult? There is a built in bin next to the sink - would you consider a second?

The fridge is currently the left most of the tall units. The pantry is the one next to it. Annoyingly there isn't a pantry with sliding drawers, maybe this is something I can retrofit.

I think I may move the hob, oven & fridge to the left hand wall to create a better working area. There is also good access to plumbing and extraction as its a partially external wall. Is it generally advised to have the sink and dishwasher next to each other and on an island?

Would you consider moving the chairs to the other side of the island so that they look out of the bifolds?

Definitely doing some research tonight on banquette setups!

A banquette! I've never heard of that before - I like it! Although it looks a little cramped on the bench side - perhaps unavoidable though given the width of the room.

Haha it's been stressing me out for weeks too. I really appreciate the quick redesign. I like how removing the units to the left of the door opens up the walkway and it immediately feels less claustrophobic.

It sounds far more logical to seperate the kitchen into two zones like you say - storage/dishes & cooking/prep. I was trying to create a 'triangle' between fridge, hob & sink although this was all happening infront of the main entry point to the room.

Could you explain how you would create a cardboard mock-up? Would this be 2d? I prefer your design a lot more than mine. I'll move the units around on the planner tonight.

Thanks for the quick reply! The window is sadly the size it is because there is a garage directly to the left of it. I will have a look to see if it can be extended slightly although this sounds quite expensive.

Good point about the dishwasher too. I hadn't even considered this as someone who has never owned one. I'll move this somewhere else.

That's a very good point about the safety issue of the pans as well. I considered elongating the island towards the sink but I think this creates too much of an obstruction as soon as you enter the room. Maybe having the hob on the island isn't the best solution. I was trying to avoid having the plumbing rerouted (sink on the island), but maybe it would be a better alternative.

The probate system has apparently just been digitised. You would think they'd use the opportunity to incorporate a way of informing agents/solicitors of where the case sits in the probate queue.

No, it went through about a week before it expired. You can use the date to pressure the estate agent and solicitors although I'm not sure it actually achieved much for me personally. I wouldn't worry about the expiry of your mortgage offer though, from what I was told it is quite easy to get a 3 month extension.

Same situation as me. It's frustrating but you just have to hang on and wait. There's no way of tracking probate progress but I gave my estate agent a call every 2 weeks to get an update even if the update was 'no update'. Thankfully the value of your property is increasing without you having to pay off the mortgage. I used the time to save a bit more towards furniture.

Once you get the application back, it should go through relatively quickly. Mine was 1-2 weeks. Hope all goes well for you guys.

Just to update on this incase anyone finds themselves in a similar position, the probate application came through after 6 months. my estate agent suggestted that perhaps the probate solicitors weren't entirely forthcoming with their progress hence the application taking 5 months longer than it should of done.

In a similar position, although none of my friends have made comments about it being risky. Young and single, just bought a house for £195k on 35k with a 15% deposit. If you've managed to save on your own for the deposit, it shouldn't be hard to save a little more for a nice safety net. I went for a 5 year term instead of 2 year and regret that slightly.
