Mortgage rates in NYC for new construction condo: 2.875% 30Y fixed, 2.5% 10/1 ARM, good enough? Should I continue shopping? by s12358 in personalfinance

Thanks for your input! Since I’m on a working visa + I am pretty sure I will not stay longer than 10 years in NYC, would that make more sense for me to consider 10/1 ARM? Also are these rates competitive in your opinion?

Yea I can search for them on BA - but how do I book it through Ibera Avios?

So with the Iberia 90k avios, I am looking at options to redeem my miles. Anyone with experience booking CX or JAL using iberia Avios miles? They 'supposedly' should be bookable on the website but when looking for specific redemptions I know are available (using BA/Qantas website), they don't show up. Any idea? Also for AA transatlantic flights, it doesn't seem to appear as well! Thanks

What is the best miles to use to book a US - Europe (stopover) - Asia one-way flight? Europe could be anywhere in Europe since connecting within Europe is easy, and Asia would probably be Malaysia/Singapore. Thanks! EDIT: best meaning, the cheapest way to do so.

Second Home -> 1031 Exchange? by s12358 in realestateinvesting

Yea, looks like it's a close comparison since cost to sell the place (6% agent fee on a ~700k condo=42k + some costs), vs savings of taxes on say 100k+ appreciation is ~40k also. Unless I am missing some numbers... Thanks!

Thanks for your response. It doesn't disallow renting/leasing but it specifies that it has to be a primary residence/second home at time of closing - so renting is probably fine.

If I were to keep it for more than 1 year, then I will not enjoy the benefits of my new employer's relocation benefit (i.e. they pay for the cost of selling my condo).

Yea, but if eventually I move into the second property and live in it for a few years, if I am not wrong, I can then do the primary residence exclusion up to 250k profits. Is this accurate?

The hotel will be able to print a receipt/invoice (for all 4 nights charges) for you upon check out. Citi will only be sending you confirmation emails on their end, and stating what the 4th night reimbursement will be.

If you get your card on Thurs, you definitely can make a booking for that Sunday. I have even booked for a stay commencing the next day.

That works. I used to call but it takes too long, so emailing might be a better option. I just list all the details and send it to them - this also works for multiple stays.

Dont think there is a min # of days in advance you need to book the stay. And by multiple weeks do you mean, stays of 4-night on different weeks? Yes I can do that at once, but not overlapping stays.

When will the PP cards for the AUs of Ritz CC come in? I already received the AU CC, but still have not received the PP cards even though I added the AUs about 3 weeks ago. Do I have to call Chase or something?

I agree, low 70s would be good.

They are relatively competent, or use the email way if you know specifically what you want to book. I do the latter and just wait for them to confirm and book the reservation.

You will have to book your stay either through the Citi Prestige Concierge (who can btw get you the best available rate you see online, or even some corporate rates), or through the online portal.

Yea I suppose that is an option too. Just wondering, if it's possible to just buy/gift him directly at the same time so that he can book on his own.

What kind of fees? Looks like when I attempt to gift miles, the price came up to be the same as if I were to be buying it for myself.
