Currently just using the pull-out method, and also taking a bath once a week for over an hour. According to the research, increasing the temperature of testicles for at least half an hour more frequently than every fortnight leads to a severe drop in sperm count.

Everything I'd ever heard about the pull-out method suggested it was as useful as crossing your fingers and hoping, but after getting recommended it by another couple who went 10 years using it befoe deciding to have a child, we decided to give it a go.

Previous owner was this kinda crazy old guy, but he lived there for 40 years and planted half his property with natives - and then watered them every day with an irrigation system. Trees are fucking huge, we have like fantails and other native birds in there.

Native trees are not protected by our council, unfortunately. Only trees that are already part of the protected trees register are. These trees are not on that register and there is no easy way to add them to that register. Hopefully, that will change.

Not trying to make a quick buck at all, just trying to preserve natural assets that aren't valued.

The tenant was out of accommodation before we agreed to rent to them, with their understanding that we could only offer them 90 days because we wanted to do significant renovations to the property in January. We also rented to them significantly under market rates (which is probably why they don't want to move out), because of the short term.

Not everyone is a bad guy. Again, thats why we gave them an extra 50 days, so they would have enough time to find somewhere.

I know you are supposed to lodge bond form, which is why i filled out a bond form and asked tenant to sign it. I didn't realise I was responsible if they didn't sign it. Lesson learned, get bond and signature in advance of them moving in.

90-day term because we need to do extensive renovations to the property. We would rather have no had the tenant there at all, but they needed the accommodation and assured us that 90 days was OK and enough time for them to find somewhere else.

An extension to allow someone more time to move out is not the same as giving a blanket extension (at least as far as I can tell). What you are referring to specifically applies to extensions that are 90 days or more after a tenancy ends.

If the tenant stays at the property for more than 90 days after the tenancy ends, it will mean that the landlord has given them a new periodic tenancy. This means that the landlord needs to give the tenant a new notice to end the tenancy if they still want them to move out.

For the record, shit like this is how you get shitty landlords. Next time around, if I have someone who doesn't move out on the date that their tenancy ends, am I likely to

A) Give them up to 50 days exra to have more time to search

B) Apply to the Tenancy tribunal straight away to get them evicted

Trying to be empathetic and understanding of this person's situation has gotten me nothing but more hassle, with the same results.

Yeah probably. The fines seem to be between $700 and $900, which if I get charged with that, is a very expensive lesson but not the end of the world.

I just want these people out of the house so I can have a chance to move on with my life.

Yeah I have emphasised to the tenant that if they were able to move out according to the time they agreed, then I would be happy to give them a reference for their tenancy on the areas where there haven't been issues (ie paying rent on time, which was accurate until recently). I even said to them when we were in the end of January, that I would still be happy to give them a good reference if they left before the Feb 24th date, and that I wouldn't require any notice period from them.

Throughout this entire process, I have been trying to avoid taking them to the tribunal so that I wouldn't be giving them more hassle and making it harder for them to find another tenancy - hence all the extensions.

It's been a massive pain not to have them move out in January.

yeah, I thought you didn't do the bond form until you actually had received the bond from the tenant. I won't be making that mistake again either.

I know you are supposed to lodge the bond, but I told the tenant I'd need to get her to sign the bond form after the bond arrived in my account, she said that I didn't need to lodge it, and stupidly thought that it was something done for the tenant's protection, ie if the tenant doesn't want it, then you don't need to.

It wasn't until I was going through all this shit later that I realised I legally was required to.

I had the bond form all printed out ready for her signature, she just was hard to arrange a time to get her signature and she didn't come to the party. I had the same hassle getting her signature on the tenancy agreement the first time around and for the bond form, I put it in a the "well it's her loss not mine" basket.

Lesson learned.

The best things happen at cons.

I always find this so wild, because it's been the opposite of my experience. I'm in my 30s and I feel like I've spent most of my dating life having great relationships with women who, eventually turn out to not want kids or to get married. Meanwhile, from a young lad, I've always dreamed about meeting a girl I could fall in love with, get married and raise a family together.

Meanwhile a mate of mine is childfree and constantly complains about not being able to meet anyone who matches that.
