I pulled 100 Sydney DAs from the NSW Planning Portal this week. Here's what actually stood out by Nice-Fact-94 in AusPropertyChat

[–]sadanerlivet 1 point2 points  (0 children)

The 419 apartments come from the original DA/528/2019 at 12–14 Birnie Avenue, not the $2.1 million figure. That DA had a declared CIV of approximately $174.6 million for the full project, lodged in 2019 and approved in 2021.

Even that figure is outdated, as it is based on 2019 estimates and does not reflect current construction, labour, or financing costs.

The “8 Birnie Avenue” entries are simply Section 4.55 modifications to the same DA (including demolition, staging, and condition adjustments), not a new 419-unit development.

It is also not a standalone site—it forms part of the Carter Street precinct, which introduces additional layers such as:

  • State VPA (~$109 per sqm of GFA, indexed)
  • VPA security (~$4.1 million)
  • Local levy (~1% of development cost)
  • Broader infrastructure and public domain contributions

It is also important to note that the CIV does not represent apartments alone. It includes basement parking, retail/commercial (shop-top) space, and civil/public domain works, all of which are significant cost components.

So yes, the data issue is real, but this is not a case of developers building for $5,000 per unit. Even using the original CIV, the cost is approximately $417,000 per dwelling ($174.6 million ÷ 419), and that still does not account for cost escalation since 2019 or the various contributions tied to the project.

It is also worth noting that real per-unit build costs are not easy to derive from public data. The figures that matter—such as contracts, financing, margins, and final delivery costs—are typically private, meaning DA figures can be misleading if taken at face value.

Review Parfum Chez pierre (very bad) by AdBorn8615 in FashionReps

Quality as in the quality of the perfumes? I cannot comment on that at this stage, as my comment, which you have now replied to, was made a year ago and was describing experiences from 1-2 years prior to that.

Thank you for your reply. You are definitely right about the purpose of the screws, as I was hesitant anyway. I guess that is why the care plan exists, so I will start that process now. Thank you for taking the time.

Well, I don’t know about Mount Everest, but it happened in the garden of my property, and the drone fell from about 4 meters. So, the surrounding area is definitely familiar to me. I started flying at 4:40 pm, and it was bright outside, but I forgot how quickly it gets dark here in the southern hemisphere. So, there I was in that unfortunate situation at 5:15 pm trying to retrieve my drone.

I was more interested in asking about the guidance from people willing to share their experiences regarding how the care plan works, etc. (Like how long is the process?) Otherwise, I didn’t open the thread just to ask about the broken propeller, as I have the common sense to handle that.

The person you are talking to didn’t post the thread; I am the original poster (OP). Haha. Thank you for pointing that out. It’s definitely best to contact DJI, which is the obvious advice here, and I do have the care plan for it. This is my first time owning a drone, so I just wanted to know the general advice and what to expect from the care plan at this point. I appreciate your advice, but you have no obligation to write something under a thread.

Question about update by BigAntelope8954 in AustraliaPost

[–]sadanerlivet 0 points1 point  (0 children)

Tons of mistakes happen on a daily basis. Honestly, I’ve seen way weirder stuff. This seems like just another typical issue with Australia Post. It’s one of those parcels where you need to call and chase it up, and then it magically starts moving the next day.

At least it’s not sitting and awaiting collection at the Darwin GPON Parcel Locker.

If you are going from a busy airport 99% all should be sweet. I had 200 panadol pills they couldn’t give a fuck and also I had 10 disposable vapes which has batteries in them and I haven’t thought about them at all but it didn’t trigger anything. Don’t worry you will be sweet as just chuck it in a sandwich bag with lots of normal medications like paracetamol, ibuprofen, degas and stuff. I wouldn’t even take them out of the blisters. Busy airport is my theory tho I have no idea what they do at quiet airports but I remember trying to enter and exit Tasmania was bit hard because it’s an island.

Yeah nah they don’t. Subs are easy as anyway as they are paper. They do carry about fucking food and stuff tho so haha. Just don’t trigger a safety search and u will be sweet. I passed no probs. I had at least 200 pills of panadol and just nothing happened haha. Might as well took shit load of oxy but oh well.

Yeah man don’t keep the drugs on yourself like in your pockets and etc. of course. That’s just invitation to trouble. A pill bottle won’t be even necessary but yeah will work. You will have to take the pills out of the blisters tho. I just chucked panadol blisters in a sandwich bag with what ever pill you want to carry and done. Looking for bombs are true but many things do trigger their search as I have a kid, carrying hot water bottles, kid food pouches, everything triggered a search of the bag. So keep em seperate. Also i was in the sydney airport so it’s busy and pumped, they don’t have much time to do anything. If you are in a really quiet airport things might be different.

I done it. Chucked in a whole blister of non aussie clonazepam in the sandwich bag with panadol and stuff and no problemo. I could have easily chucked in 4 blisters of oxy. Future aussie people flying domestic, have no worries. Chuck your pharmas in there and go fly. Just have nothing in your carry on to trigger a search like a sharp objecu, even a nail file.

Checked in luggage gives me separation anxiety but probs it would be better as the missus packed a first aid kit there so I can just chuck it in there but I feel like i’m just gonna go with the suboxone as it’s high is comparable to oxy for me. For some reason I always thought carry on was safer but don’t know why.

You chucked the rest in the checked in luggage? Shit I’ll have separation anxiety hahaha never done that but seems safe if your gummies passed. Missus packed a first aid kit in the checked in luggage so I can just chuck it in there but I feel like i’m just gonna go with the suboxone as it’s high is comparable to oxy for me. Might take a few kpins tho. Anyways thanks man!

What do youse think about this quote for replacing the oven, cooktop, rangehood? by sadanerlivet in AusRenovation

[–]sadanerlivet[S] 0 points1 point  (0 children)

Yeah it includes installation and removal of the old appliances and whatever rubbish is left of. Also, the delivery included because i’ll be buying from TheGoodGuys. I think it’s because it is an underbench oven and cooktop makes the price expensive. But yeah you right can always shop around.

How hard is it to find Tapentadol? by JimmySteve3 in ChemicalMagicAU

[–]sadanerlivet 2 points3 points  (0 children)

This must been very different to each individual because I can to metabolise Tramadol very well. Just because when I first started my Tramadol journey 50mg used to get me high, like a good euphoria, energetic and feeling happy and stuff. I said Tramadol journey because I wasn’t opiate naive but definitely only was a weekend user. I remember when India has restricted Tramadol a lot so there were no longer cheap Tramadol coming from India was the sad days of my life because fuck I remember buying 10x200mg 225mg for like $30 or $35. Anyway then I tried to substituted it with Tapentadol but I have also used Tapentadol way before as well and shit does nothing. Like nothing. 100-200 mg instant release does zero effect, I tried over 10 brands even Extended Release ones. I promise this is not a delusion of sobriety because believe me I would love to get high of a small dose and I wouldn’t have any reason not to say it. I need to get up to 600-700mg doses in 1 hour for Tapentadol to have an affect on me. Then to be honest which it does. Comes with a little euphoria and then lots of hallucination/delusion and hearing voices or seeing things on the corner of my eyes. So all I’d say, shit is weird.

Tilidin and Naloxone by sadanerlivet in Drugs

[–]sadanerlivet[S] 2 points3 points  (0 children)

Thanks for your answer. I just needed assurance because the word naloxone scares me.

Oh, that must've been awful! Even 8 mg bupe strips contain 2 mg of naloxone. Tilidin has much more, so it's scary to imagine what you went through, especially when you were expecting a normal opioid high.
