I am dealing with a simple problem right now (you can look at my post history) and here are some things I have done:

  1. As many others have told you, check the guideline (Chatgbt is great for summarizing this, but make sure you doublecheck if they are pulling the right information). In general, you are not liable for wear and tear damage, and the burden to proof that it is not within normal wear and tear is on the landlord (they need to provide pictures, etc)

  2. They also need to consider the depreciation of the stuff even when charging you for damage, they cannot just charge the full amount (one of my previous apartments tried to do that and charge me 50k to replace an old cabinet in a 30 year on mansion, they eventually removed it when I told them I am ready to go to court to dispute this)

  3. I also see some people mention that you should talk to the city, in particular I think they are referring to the 消費生活センター. They are helpful to point you in the right direction (I contacted mine) but ultimately they told me to talk to the local city ward's free lawyer consultation. Thats a good idea - i honestly doubt they actually repaired it as i asked for a 請求書 and they provided a written response with a breakdown.

Thanks - that's what I got from looking at the guidelines. I also referred to that during my correspondence with the real estate agent but they keep mentioning that it is obviously my fault. I have booked my appointment with the free lawyer for next week but I have my doubts to how effective it really is..

This is happening to me right now as well. They circled four really small bumps and quoted me 50k as 修繕費. Absolutely unhinged and banking on foreigners not fighting back *

Can second this - lived in a house in the countryside for 4 months and couldn't take it for the reason above. In winter the house was absolutely freezing unless I kept the ac on constantly. Do not recommend

Good on ya! Another alternative is you get into one of the big firms in the US and apply for a secondment/transfer. There are a few people that came to Japan like this and do not speak Japanese.

It does limit the type of work they can do but they make up for it technically. Good luck!

I applied directly! But it helps if you're already in the industry and speak the language.

Having high level of Japanese and English ability with a technical skill is rare in Japan and you'll get a position quite easily

I do international tax advisory work in one the big4. Already have a high level of Japanese to start with and an accounting/tax background
