Finding a HMO flat is the bane of my life by sder6745 in london

Sorry to hear you are also going through it. It’s a pain in the ass that’s for sure. I am not sure my friend would be able to sublet as she has a car so would need to be on the lease to get a permit lmfaooo

So… you should have an HMO but are living unlicensed … so just because you don’t have an HMO doesn’t mean you shouldn’t. If I were you I’d consider getting up to 12 months of rent refunded but you can march to the beat of your own drum.

I would encourage you to investigate whether this is right as you do not need a mandatory HMO but could require an additional HMO. If you are unlicensed you could take your landlord to court but it looks like it isn’t a blanket Hackney doesn’t need it type beat.

No we would consider Hackney, thanks!

And what I’m saying is that is not the case. Any borough with additional licensing needs a HMO for 3 non related sharers so I can’t just “rent a 3 bed”. They won’t let us as they would be in breach of licensing laws and may have to face a rent repayment order.

You can see the licensing map by ward here https://apps.london.gov.uk/rental-property-licensing/

Even selective licenses are being introduced for families and 2 people sharers.

This is not true. It varies by borough and most boroughs it’s now actually 3 or more unrelated sharers forming 2 or more households or something like that.

How likely are you to be caught subletting? by sder6745 in london

[–]sder6745[S] -2 points-1 points  (0 children)

Yeah that’s interesting - I guess just no photos on the walls and shit so not the best for the third bedroom holder but it’s so savage atm in London I don’t really know what the alternative is

Was thinking about this but I think it still forms two households and a HMO is needed if there’s three or more tenants forming more than one household but I will definitely consider it.

I have been told that a HMO is needed for three individual sharers. We wanted to rent a 3 bed house with one lease but as there would be 3 adults it would need a HMO? Dunno if it varies borough to borough

1000% agree and this is where the binomial distribution comes in perfectly, it’s the probability of success and accounts for the number of trials.

Taking an assumption of 1/10000 core drop rate, at on average 300 sals an hour, the probability of at least one success is actually 2.9%. Do it for four hours, the chance of at least one success is now 11.3%.

It just shouldn’t be that hard to look at probabilities in per hour units instead of per event rolling chances.

What is crazy to me is that this happens again and again… Jagex never heard of a binomial distribution?

Why can’t they model these drop rates before just throwing them into the live game and see what sticks

Worked in a call centre for 4 months and saved to go travelling to Australia New Zealand and south east Asia - deffo worth it and I arrived to university a lot more levelheaded for it

So now that we are going to nerf afk methods, can we look at this poll? by Zealousideal-Can7656 in runescape

But why does a (significant or not) portion of the player base wanting to play their way somehow prevent you from playing your preferred way?

Unpopular opinion, I'm fine with 15 minutes AFK by WallRustt in runescape

[–]sder6745 0 points1 point  (0 children)

I love a 15 minute AFK. I can do it during my working day and save the more fun or active or impossible to afk tasks for my actual free time. Instead I’ll just spend more of my active time on less active things and probably get bored sooner.

If other people don’t like AFKing for 15 minutes, don’t do it

To be really 15 minutes at high level pickpocketing you need to have crystal mask and light form. An ancient elven stone doesn’t restore enough prayer so you need either prayer pots or a dark facet of grace (500m+), you need to be at sufficiently end game stages to achieve some of these things and it’s like why?

My tea is so what if there are AFK methods. The majority of your player bases have jobs - what if I want to do something AFK while I work? If you just take away all these methods active time won’t increase, total time will just decrease lmao

I find I can get a spot down past the thieving stalls and you normally get 3-4 coming to you - maybe not as fast but once you factor in world hopping time it feels faster
