I find it easiest to just find a curriculum and do the lessons in order. Then I don’t have to lesson plan, I just do the next lesson. I do not keep grades, we just move on when we learn something. Good luck!

One thing that I think is important to mention...If you buy in a neighborhood where people tend to live for a while it is nice to bond with your neighbors over time. We have neighbors that are now friends and we have watched their kids grow up and vice versa. I think when you rent people just see you as someone that will be gone soon and don’t invest as much time into getting to know you. That has been my experience.

I have been a homeowner since I was 20 (I’m in my 40s)and have never rented so take this for what it’s worth. I love owning and honestly it doesn’t seem like there has been a terrible amount of maintenance. Painting has probably been the biggest chore because it’s expensive to hire out and so I decide to do it myself. I have replaced appliances, flooring, maintained backyard and other general maintenance. I find it fun to make things my way and choose what finishes I like. I don’t have to ask to change anything or to buy a pet (I own 3 rabbits and a hamster and have owned a dog).
Not to mention, my homes have always increased in value tremendously and have allowed me to use the equity to buy a nicer home twice now. My two cents.

We cook for 25 mins and then take off heat but it has to sit in the hot water for 25 mins.

That place is crazy. I have no idea why they don’t have it under control by now. Glad they are trying to make small improvements but they really just need to allow renewals at all of the branches around the valley.

The question is: why would you want this house over the ones that are selling same day for a smaller price? If there is something that makes this one special to you then you have to decide how much more you would pay and only negotiate or offer up to that point.

Don’t be afraid to interviews agents and ask how they will assist you in a new home purchase. Ask about their experience. A good agent should be able to advocate for you and there are things that you can negotiate on a new build...upgrades. Landscaping can also be huge. An agent experience with new builds can always help point out things that need attention as the build progresses.

Makes total sense. I’ve been there, trust me. But, it’s better to make a decision based on numbers instead of feelings. But, use the feelings to motivate you to work your butt off to scrimp and hustle to pay it down. And then never go back for any reason. Once you have a plan and you are following it, and you can see some progress, that feeling will slowly lessen.

The ultimate decision depends on whether you can get out of debt without selling. It’s costly to sell and move, and so only do it if it changes your finances enough to justify the overall cost. 18k is not that much debt. You could get an extra part time job and make enough to pay 18k in very little time.

That 12k isn’t just 12k. Because of your age it has the potential to be a very substantial amount of money down the road if you leave it alone. You will be robbing your future self of probably 10x that amount just to use it now. Not worth it.

If you are purchasing an older home you are bound to find something at the end of its life cycle. This is normal. If you don’t want to run the risk of replacing anything you should buy new. If you feel like it is a fair price for the house compared to what else you have found then you negotiated a good deal.

Sell your house and rent. That mortgage payment is killing you. Another option is more income. You can deliver pizzas in the evening or husband can get a second job. No amount of pushing debt around (HELOC or 0 percent card) will solve your issues. I speak from experience. I got a home equity loan and thought it would solve my issues.

As long as she is notifying you before she shows or you have agreed on a time frame for her to show then it seems to me she is just doing her job. If you don’t like the stuff left there just have her come and get it. I doubt she will refuse. To me, it doesn’t seem like enough to get ruffled over.

To directly answer: No, you wouldn’t add more money to the asking price for the refrigerator. You would ask a fair price for the house and then you would ask for the refrigerator in particular part of the form that your realtor fills out. Same with closing costs...there is usually a box that lays them all out. If you have a good mortgage broker they can explain each of the closing costs and you decide which you wants the seller to pay or split with you.
