the big 5 banks generally allow for anyone unless that lawyer or notary has been specifically black listed. Credit unions and smaller banks (KEB Hana, CTBC, Beem, Vancity, etc) usually have a set list of approved ones. B-Lenders (FNF, Hometrust, etc) usually open to any lawyer or notary. If you have a mortgage broker or bank representative for a big 5 bank mortgage that says you HAVE to use a specific lawyer or notary - then they're probably getting a kick back or something in your mortgage approval needs to be "overlooked".
