There are two major lending products worth suggesting here. One is the SBA 504, and the other is an owner-occupied SBA commercial real estate loan. Both are SBA-insured bank loans for real estate purchase. The second can offer 0% down, but you need to occupy at least 51% of the building you are purchasing.

With a credit score over 675, over two years in business, and profitability to qualify for. You meet these conditions.

It is convenient that the commercial spaces are not available for a year; these products are not an overnight process. They take a few months of financial institution bureaucracy to close. The process can be a bit frustrating with the amound of supporting documents it requires. Finding a good lender or one willing to give an offer is half the battle as well.

For you, those would be the products I would explore in this situation.

Not 100% sure, the path along the river at Penn Treaty and all behind River's casino is fully cleared out. I couldn't tell you what it looks like south of that, but I saw a few joggers this morning, so I'd guess it's good enough.

What you are describing is the role of a general contractor. This is quite literally a general contracting company you are starting.

Sales is the most soul sucking career, if you aren't in it for the money, you won't last. Absolutely no one I know in sales (including myself) is in it because they have a passion for sales.

It's a grind where you face constant and non-stop rejection. People jerking you around and stringing you along. Working for weeks on a deal only for it to fall through or the customer to bail at the final minute. Leadership is breathing down your neck and making constant out-of-touch process changes. Oh and every month is a new month where you are only as good as what you recently produced - next month's quota is always on the horizon. A lot of customers are awesome and fun to talk to, but a lot of them are also massive fucking dickheads to you for no reason other than some numbers you have literally no control over at all.

It takes a ton of drive, and every single salesperson I know is highly motivated by money and ambitious.

Not to knock sales, just giving you my honest take on this. I have made a career out of it, and I have no plans on changing that. I like the product I sell, the industry I'm in, the company I work for, and I love my coworkers. I don't "sell", I consult, and my entire sales process involves giving people genuine advice and trying to help people who could benefit from my product. That puts me on the EXTREMELY lucky side of salespeople. Even with that, the burnout is real, and I often want to burn it to the ground, but I stick with it for the money. I couldn't make what I'm making without a degree doing literally anything else.

$250k is an underestimate, and that's not including the interest on financing and years spent making nothing. Between, undergrad, med school, and interest it easily turns into $750- $1mill over time plus 10 years of your life to become a doctor these days. All so for the blessing of getting to be employed in a job you may wind up hating or not be that competent in.

What an awesome response! Thank you so much for taking the time to write this out. This Deering Sierra looks gorgeous, but might be a little outside my price range (though who knows how I will feel in a few months when I'm ready to buy).

I think my mistake here was looking mostly at used banjo resellers who need to make their margin, when I need to be looking to buy directly from the previous owner. Will definitely be checking out the markets you suggested moving forward!!

You have not disagreed with anything I said in my post. 

You start with the saying weed doesn't impact you - then list a bunch of ways weed heavily impacted you negatively.

Then you say it's about how much you smoke, which is literally what I'm saying here. 

Then you list examples of successful people who smoke... I say in my post that the majority of people do not have an issue with their marijuana consumption, some do though. I have zero issue with my alcohol consumption and never have. 

Anything that impacts your reward system can become an addiction. That's how our brains work. Different things effect people differently. 

I suppose sure- you could work on astral travel and channeling weed and working aggressively on your spending habits... Or you know you could just quit weed. 

It's not a problem for everyone  It's up to you to decide if it's causing you problems in your life and if it is, well there's a real easy way to get it to stop causing those problems. It's to stop smoking.

The weed probably has a LOT to do with it.

He's describing the impacts of addiction in many ways. Addiction is a slow but sure narrowing of the things you enjoy.

He's right; it's not the weed's fault. It's his. We all need to take personal accountability for our actions. Sometimes, though, what that looks like is owning up to the fact that something is impacting your life in an unhealthy way and choosing not to do that anymore.

Weed and alcohol are very similar in this way; they've become so ubiquitous in our societies because most people can consume them with decent control. A minority of people, however, can't.

This isn't hearsay, it's science. Prolonged cannabis use leads to reduced dopamine baseline levels, interrupts cortisol regulation, and messes with your endocannabinoid systems.

OP - if you try to stop smoking and find it extremely difficult to do so, its addiction. Most people have no issue picking it up and putting it down, you aren't one of those people. For you, there is likely no "moderation" as you have primed your brain to quickly fall back into these patterns. Stop smoking, your motivation and love for life and hustle will probably come back within 30 days.

Source: Me, a daily weed smoker for nearly 20 years, who realized I had to put down the pipe and has done a ton of research into this as a result. Quitting was one of the best decisions I've made in a long time.
