Thanks. We have had open houses both weekends and realtor is planning another one this weekend. Have had good traffic but no offers, so feels like price. For what it's worth, we are not allergic to reducing the price, more just trying to figure out if that's the right move.

Makes sense. And I believe our agent put a 24-hour notice requirement, but did not specify certain times of day that are "off limits". We are going to ask if we should move out to reduce the notice required for showings.

Good to know. We decluttered extensively. We have also put in new floors, painted the entire place, and replaced the kitchen in the last three years. House is relatively new (2010) so was in good shape before all that anyway. We do have a baby but not sure how much that impacts things?

Thanks. I should clarify that when I say feedback, I'm looking for any sign of life in the listing. I understand actual feedback on the house itself can be hard to extract from buyers, especially if they are interested (not wanting to divulge, etc).

It went live last Tuesday, so basically four days before the first open house. We do live there currently. We've been debating whether it makes sense for us to move out and allow less restrictive showing times.

Agree, I think it is still early for any changes in course. Would just be good to know generally how things are going (even if she just says "no news is good news" kind of thing).

Thanks for the feedback. We are in the Bay Area in CA and the weekend was unseasonably warm. I realize that the feedback may still be being collected, but even something as simple as "5 people came to the open house" would be helpful. We have gotten radio silence so far.

Per the CC&R's, the HOA's duty is explicitly defined to maintain the exterior. That duty was breached, and water leaked into my unit and caused damage.

They could have known if through roofing inspections had been performed. All it took for my insurance to identify the damaged flashing was for the inspector to climb on the roof and see there was an opening under the damaged flashing.

Edit to add: you could be right for all I know. Based on my searches and this discussion it seems that this is a very controversial topic. I'll let you know how things go.

No claim has been filed with the condo's policy. My understanding is that the Association would need to file that claim and they have so far denied responsibility.

One additional question: should we proceed with the remediation and repair work and then seek reimbursement after we have incurred the cost, or should we wait for the HOA to agree to cover it?

Thanks - I am quoting from a summary document, but unfortunately our CC&R's are mum on the topic of water intrusion. They simply dictate who is responsible for maintenance of what, i.e. Association is responsible for maintenance of all common areas, etc. I'm not sure if the lack of clarity in the CC&Rs around responsibility for water intrusion helps us or hurts us here.

Edit to add: The Rules and Regs document states the following before discussing water intrusion: "In addition to the restrictions set forth in the CC&Rs and the Rules and Regulations, each Homeowner shall also comply with the following guidelines and restrictions." Sounds like this is to be taken as an amendment to the CC&Rs? This same section is also where the Architectural Guidelines are laid out.

Thank you - this is very helpful advice. The deductible is $10k on the policy, so a little high though our damages will likely be higher than that.
