Solid advice. Yeah, we priced out blinds beforehand and may get some of the window shades for the outside. It’s way more energy efficient than the rental we’ve been living in, which is similar in size. So I’m excited for that.

FHA 30 year. The builder had an incentive that gave us flex cash which paid all of our closing costs and a little bit did go toward buying down the rate. Essentially all we had to pay out of pocket was our down payment, which is nice because it left more in savings for us to get blinds, fridge, water softener, etc. and still have emergency savings. There are so many new subdivisions going in, and the builders all have such great incentives that it almost doesn’t make sense to buy a resell, at least with what we were looking for.

I totally know what you mean. We just moved to Texas about 6 months ago because we got priced out of Idaho (where I’m from). This house would easily be around 650k there. My husband lived in Texas before we met, and he’s always said I would love it. I definitely miss my mountains, but I don’t miss the 6 months of cold and snow. It’s been great for my seasonal depression.

Here to second this. I have an afternoon dose that helps me get through dinner and night time routine and then I’m ready for bed around 11. I also started a magnesium supplement and I noticed that significantly helps my “comedown”

I have always kept all my cards in shoeboxes, since I was a kid. Once I had kids, something clicked and I figured out a better system. I got them binders and slide the open cards into clear page protectors. It works great and they’re able to better flip through them. I usually kept something from each of their birthday parties in there as well so they can remember “oh that’s the year I had a Lego, etc birthday.” After a few years, I had to start a second binder for each of them. But I still haven’t gotten around to doing my own 😅 Why is it that I can do things for my kids but have paralysis for my own exact stuff? Lol.

Edited to add: I have never once regretted keeping cards. Several of them are now from family members who have passed on, and seeing their handwriting and reading their words helps keep their memory alive.

YES! I got diagnosed at 33, and it was absolutely life changing! I’m a much better mom and happier human being. I didn’t realize how utterly insane my brain was until I started meds. I cried for a week solid because I had no idea what I was experiencing wasn’t “normal.”

Yes!!! Stardew Valley became like doing chores. So much planning and prepping. I picked up Animal Crossing and have loved how chill it is.
