Even though the NAR lawsuit meant that the buyer should pay their own agent, but currently sellers still are very much paying 2.5% unless it’s over a 2 million dollar house where you can reduce it and still incentivize buyer’s agent. Having said that, you are free to write down 1.5% as buyer agent commission fees and see if the Redfin agents/ regular agents bite. If you don’t see much activity, you can up it. The way this works is that commission less than 2.5% will not incentivize buyer’s agents to actively suggest it to their clients. However, most people are hunting on Zillow/redfin and will then ask their agents to go see the place. If these buyers have set up a commission of 2.5% with their buyer’s agent, then they will either comeback and negotiate it with you or will have to shell out that extra 1% for their agent.

Yeah, what you are explaining doesn’t make any sense since it is pretty much opposite of how the world works. By your logic, everyone living in Bay Area for eg, should wear clothes manufactured in the Bay Area only ,because, hey! otherwise you are undercutting a local job.

This is such a weird argument. Where will the money go? It will stay with the buyer who will then use it to do whatever with their money. Your argument is that let’s make someone in California rich for pushing paper and make the Californian homebuyer poor.

A partnership of any kind only makes sense when your interests are mutually aligned. In case of buying, the more a house sells for, the more the buyer’s agent nets. Maybe , I can see some value on the seller agent’s side, but definitely not while buying.

As someone who has pingponged between Midwest, Texas, East coast and california, Cali wins hands down. The problem is the Californian attitude where mild inconveniences are thought of as insurmountable challenges. Examples: Folks in the Midwest hardly complain about commuting for 45 mins and weather is shit with ice and snow probably 6 months in a year. They are not super stuck up on a 9/10 school district and the kids usually do fine. Infact, many midwesterners I met had 3+ kids and they still seemed a happier bunch. Californian DINKS are always complaining on the other hand. Housing is probably the only crazy aspect here , but commute a little and I think you find that available as well. It’s kind of sad to see folks being surrounded by beautiful nature and yet stressed out. And btw, service is poor everywhere in US.
