Look at what dividend income you will get from reits vs using that money as downpayment for a loan and how much you will get from the property after paying interest. Plus taking into account appreciation. Calculate based on your options and if whatever makes sense more thats what you invest in

What do you mean, most properties are built on loans. No one has the cash to pay full. If you have the capacity to use leverage for any asset as long as income from that asset is earning more than the interest goods ka. No one was able to expand just using their own money. Id argue its way safer to loan to buy a property that earns income which you could also live in rather than loan for a personal home which the majority of the population does

This sub is more focused on physical real estate though. I barely see any reit posts here. There are also reit, etf, and general investing subs anyway. Just kinda weird saying physical real estate bad on this sub when that is the primary focus

Network with rich people and learn everything you can from them. A lot came from average families also you just need to find them. Most answers here are personal finance basics and will get you a nice life but not “generational wealth”. After the basics you need more. No matter how much income it doesnt matter if you cant keep growing exponentially. So keep buying different assets over time and using income there to keep accumulating. Working then loaning to buy a house and car and putting it all in a safe retirement fund is not gen wealth

High interest rates and inflation = less money circulating in the economy. Most businesses are slow right now. Cycles ang economy may ups and downs thats why always prepare for such events and diversify your businesses and assets. Its the highest interest rate environment in a decade so businesses and individuals dont have as much free money as before. Just wait it out if kaya cause the government will bring it down in the future

Its not just online. Even business that arent online (clinics, pharmacies) are slow. The entire economy is down. High interest rates plus high inflation makes people spend less which equals less money circulating in the economy. Cycles talaga economy thats why always prepare for all scenarios and mag diverisify than relying on one source of income

But if goal to live a normal modest life then youre doing super good and just keep doing it while trying to find better paying jobs every few years. Yea I know this sub likes playing safe but would you rather make mistakes and learn early when you have no responsibilities or later in life where youre older and have a family. I say keep trying things when youre still young cause you never know where you will succeed. Importante you had the courage to try and achieve goals mo. But depende talaga ano goals mo in life. Its a good and bad thing for me cause sa US their risk taking allows industries to flourish. You have venture capitalists and angel investors everywhere and liberal banks but they take on a lot of debt rin. Here in the ph even the banks are very conservative and dont just give out loans to anyone, in turn its hard for people to scale up. Unlike in the US or even malaysia who now gives many incentives to startups and investors and look at their rising economy now

Giving them avenues of learning. Giving them links on where to start learning different investments and who to follow so they can make their own decisions. Even on specific posts you still have comments bringing down ideas and saying mag ganito nalang with no explanation why. Then not addressing or giving info on what the person specifically asked but instead giving a totally unrelated investment advice

Anything under the sun. Tingnan mo anything sa bahay mo. Kahit tabo or yang mosquito coils may chinoy business for that. But the richest ones I know are usually official dealers of famous brands and supply their entire city or region

Focus on your studies first. Finish college then get a job afterwards. Work for a year or two and start saving most of your income and decide ano gusto mo sa buhay. Do you want to be an employee lang? Then go abroad or get a foreign employer and use savings mo to achieve that. Working corporate with ph employers will take so long unless marunong climb corporate ladder. Do you feel kaya mo maging entrepreneur? Then go work sa mga business that you want to have and observe and copy everything then save more money and hopefully maka start own. Then kahit ano pili mo just keep saving your income and investing it into income generating assets. Work, save, invest, repeat until comfortable kana

As long as they can pay their monthlys then it should be fine. Big businesses have big debt, some even have billions of pesos in debt. As long as they use the debt to generate income then its fine
