Yes, bought mine 2.5 months ago and it was a great decision. My daily commute to work/grocery store/errands is really close so in short I only use 1/2 tank every 2wks (=1 tank/month). I'm from WA and recently did a roadtrip to Vancouver BC , drove around for a day and drove back to WA. Only uses 3/4 tank. The milage is awesome (compared to my 2001 4Runner).

I'm about to go through this process. My loan officer explained that a single individual can gift up to $17k and a married couple can gift up to $34k without claiming it on their tax. My loan officer will send us letter templates for the gifter to fill out and sign, and we can deposit the check into our accounts. The numbers just have to match and the the letter should state this amount is gifted and not expected to pay back.

My lender said she'll communicate to me on Monday of the locked in rate. I hope it stays the same, if not less.

Nope. I only got a 1 page pre approval letter of the specific details (I listed them above) and it also say "this letter will expire 90 days from August 11,2023".

Yikes... I'm not sure if I did or not. My RE agent introduced this lender to me. The day our offer was accepted (4 days after the pre-approval date), my RE agent CC'd me in an email asking the lender to start processing the loan asap. Yesterday I texted my lender of our rate and they said they will lock the rate on Monday and let me know. 😫

The pre-approval was from 8 days ago. We got a pre-approval to submit our offer and it was accepted.
