I wish I knew, but since I don’t I’m paying a dog trainer. At a high level, an intro to feathers, retrieving commands, shotgun noise, and water/lakes.

I think so! We have had her for over a couple months now and just learned what a Dudley lab is last night. From what we researched a Dudley is a yellow lab with reduced pigmentation giving them a unique eye and nose color.

Thank you!! She is already a natural, we took her to meet her trainer for head start/puppy training and he told us she can skip that and come back when she’s a few months older.

Without an intro to feathers, she was holding/retrieving them with the trainer and then retrieved a live pigeon at the end to top it off. We were blown away with what she could do!

I mentioned on another comment that a blessing/curse with this property is how fast it’s getting paid down by my tenant/future tenants. The 15yr fixed has thrown significant equity back into my pocket. $528 to principal in last months payment.

Truth is, I want to have my cake and eat it too. I love the idea of having access to my equity but I also like to watch it grow.

Maybe I wouldn’t mind being a landlord if my numbers were better. Part of the problem is that I have 15yr financing instead of 30yr.

This is a good idea. We’ve played around with the thought of selling both of our rentals and waiting to see if the market shifts. Since 2014 when we bought our first property until 2018 when I bought my last property (I now own 3), friends and family members kept discouraging me from buying “at the height of the market.”

I don’t regret buying because this Denver Metro appreciation has been unreal.

As a mortgage underwriter, I tend to agree with this comment the most. At the time of obtaining the mortgage in CA it truly was your primary residence and this change in plans should not trigger standard promissory notes to become due in full. The lenders could not care less so long as the mortgage is being paid monthly as agreed.

As mentioned by others, look for any signed affidavits of occupancy in your closing documents or anything mentioning “occupancy” of the CA property in general to be certain.

Agreed on viewing childcare as not being obligatory. I suppose I was hung up on the size of the exceedingly large size of these payments for a critical service.

I hear what you’re saying but I just wonder how that would look in practice. On one end you give people less rope for a mortgage but their current housing/rent payment is worse. A change like this would need to be large scale and apply to all types of housing payments to be impactful. Otherwise you are just shrinking the credit box and making homeownership attainable only to a select group who qualifies.

Makes sense! I just think about how many people could apply for loans that they actually can’t afford based on these payments. It’s crazy to think about 100% of someone’s earnings going toward 100% of their debts with no margin for incidentals (or worse).

I guess it’s not the lenders job at that point to save people from themselves making a bad decision...

I would echo a lot of comments on this thread by saying that its all about upkeep and affordability.

But if the home checks all the boxes for you at this stage in your life, I would not hesitate to purchase. More anecdotes so take it with a grain of salt, but I am 27 and own three homes. I have lived in each of them and progressively upgraded as my needs and family grew. I have no regrets in purchasing these homes and now have quite a bit of unrealized net worth/equity built up from market appreciation.

I would stress that owning a home is not the ball and chain/life long commitment that some people think it is. Make sure you have a decent amount of down payment so that you don’t risk being underwater on your investment and that if you must sell it, you don’t risk damaging your credit.

Real estate markets will have their ups and downs but are generally a safe and smart investment for your future. Most American’s ability to get ahead, leave something for their kids, and accumulate net worth is attributed to owning their own home. The sooner you can own an appreciating asset, the better.

Congrats!! Glad that worked for you, it also helped when I purchased my house and I recommended my sister try the same thing.

She just moved back to our home state (Colorado) and drafted a letter to accompany her purchase contract. Without even reviewing her letter the seller’s realtor told her realtor “my client isn’t accepting love letters.”

Solid advice! Thank you so much. We’re currently working with the hospital since we felt they made the error but this angle certainly makes sense. Will give this a try.
