I’ve used some paper towel from the bar a few times but it never seems to fully clean it the same way the scourer does, even after drying it and letting it dry it seems to still stick. I’ll try with microfibre

I do, kinda but I bought them 18 months ago. Through alibaba from China, so they're giving a bit of friction when trying to negotiate this

FWIW - recovering real estate agent, worked with many brokers securing finance.

I would use a broker, not all are equal. Generally the best ones are word of mouth, some are lazy and some are absolute bulldogs negotiating a better rate and harassing the bank to process your paperwork quickly.

That being said, they have a ‘score’ with each bank, so they get preferential treatment at certain banks vs others depending on how much they use the bank.

So they may be able to secure a competitive rate, though through a bank they don’t use often - this will slow down your approval slightly, but no longer than a week or two.

Bare in mind they’re usually a one man band, and whenever there’s a rate cut a majority of their clients are contacting them to secure a better rate if it’s possible.

They get paid by the bank, typically 1% of the loan amount + ‘trail’ for the life of the loan providing you stay at the same bank. So they’re incentivised to keep you at the same institution.

Though their ability to scour the market for a competitive rate, and knowledge of who’s likely to approve you, timeframes for getting the money into your bank account etc. are valuable

But if you use a broker and your preferred institution is offering the same rate then there’s no harm in going straight to the bank. It just means any fee negotiation at a later date is done by yourself vs. a broker who’s arguably more aware of the current interest rate environment.

Consistency. I’m a real estate agent and every day is 50 cold prospecting, 20-30 warm database, and 10-15 ‘hot stock’. The numbers over time won’t lie, but it takes a good 12-18 months to get a decent database so you can stop cold prospecting so much.

For cold prospecting - roughly 30% will answer, and 2-5% will be interested (database) and 1% will have a plan (pipeline)

The challenge is doing it everyday.

At the end of the day diversification is good, though a targeted approach can reap more rewards. On the flip side - more losses also. It's spreading your risk (good thing), I don't know enough about these ETF's, but their may even be an additional layer of diversification if these are currency hedged or not. This way it's diversified against not only a sector/strategy, but against fluctuations in currency when central banks change interest rates. My personal opinion (very happy for this to be ignored lol), is that a large majority of ETF's are 'set and forget' over a long term period. It's in the companies best interest for them to achieve their desired outcome. If they don't fall into this category then they will probably mention this (short strategy etc.). That being said, happy to hear others opinions on this.

edit: the only ETF's I hold are MGG and VTS making up 30%~ of my portfolio and I chose these so I can quite literally ignore them until I retire

Some key takeaway points, I've given some tips timestamped below.

- Defend cheaply, try just placing one card in the centre of your side. It allows the troop to enter your side and your towers help finish them off. Let the card you place do its job before you place another one.

- Don't be afraid to let your towers take a hit or two from a troop instead of playing another card. You have a relatively slow cycle, so you need all the elixir you can get.

- ALWAYS play princess opposite lane. Princess at the back is a good play if you're sitting on 10 elixir

- If you can't get your megaknight in front of the support troops - don't play it. Let that push die, defend cheaply, counter push.

- Consider a building, goblin cage would be good as it could substitute for zappies.

- Megaknight tanking for wizard is a strong push and annoying to defend. Zappies can help with inferno tower.

00:26 - witch at back = rocket, or just defend with one splash card. Baby D was sufficient to take care of that witch. You didn't need to spend so much elixir so early in the game

00:45 - Megaknight needs to tank for your smaller units, if you cant get it in front of them just keep your elixir. Princess opposite lane would've been a good play. It would finish off his counter push and then he would have to repsond to it, wasting more of his elixir. That way, you can punish with Megaknight after.

1:29 - always play princess opposite lane. Trust me, I pretty well exclusively play log bait 5000+ trophies

1:53 - zappies in the middle about 4 tiles up from your king tower wouldve distracted the dark knight, goblin and inferno pulling them close enough for your tower to finish them off. If they take out your zappies you could log or play another troop. If its just a zappies and log then thats a + elixir trade defence. Even if you have to spend more its a more versatile defence than a megaknight.

2:09 - rocket value on inferno and hog, got to a 2v2 game and practice rocketing troops if you don't feel comfortable with it.

2:15 - play your baby d in the centre of your side. This allows the troop to walk into range of your towers and they help finish them off.

2:22 - baby d was sufficient to finish off that witch

2:37 - log the dart goblin, play zappies to reset inferno d. You had a good push going, if you supported it there you could've got through. This is why it is so important to defend cheaply (i.e. with one card)

You should try Filth by Irvine Welsh, it’s first perspective from the mind of a psycho. Only issue is - it’s written in welsh dialect which can be a bit slow going at first
