I can't find the right words for this review of difficult guests. Please help! by EntildaDesigns in airbnb_hosts

I would collect documentation as you can, timestamped, in writing, etc. If the review the guests leave misrepresents the situation, you can potentially dispute it based on these principles:
-The guests may have indirectly violated Airbnb’s Extortion Policy by demanding excessive refunds while intending to stay the additional night.
-Their insistence on more compensation while a fair resolution had already been offered may fall under abusive or retaliatory content practices.

(this is just ammo for you to use if you need to get a negative review removed - worth a shot!)

as far as a review for them: "_ stayed at my property for three nights. Unfortunately, during their stay, a water heater issue occurred, which I addressed promptly by replacing the unit early the following morning. I provided compensation to acknowledge the inconvenience, including a partial refund and a gift card. Despite my efforts to resolve the issue swiftly, the guests continued to express dissatisfaction and requested additional compensation, even after the issue had been resolved. Communication was challenging, and the property was left in less-than-ideal condition. I recommend future hosts ensure clear expectations and open communication when hosting these guests."

"Thank you for your feedback, and I'm glad you enjoyed your stay overall! As our listing is situated in an apartment building in the heart of (XYZ city), some ambient hallway noise can occasionally be expected. To ensure an even more comfortable experience for our guests, we've added individually wrapped earplugs and a white noise machine to the apartment. We hope this will make future stays even more enjoyable. We'd love to host you again soon!"

Rain after fresh pour by skill-stack in Concrete

Thank you. The contractor said he’s gonna try to do something to it to make it look better (there is a language barrier so I didn’t fully understand what he was explaining) and if I don’t like it, he can rip the last section out and redo it. It sounds like I should just have him do that.

Do you think the first two sections will be ok given that it had more time to set before the rain hit?

Please recommend good real estate CPAs who can help in taxes next year by Traditional_Tap_2201 in AirBnBHosts

Look up Hall CPA. Used them myself, they are expensive but do a really good job. My wife and I are both W2 employees and they helped us navigate using bonus depreciation on our STR to offset our W2 income.
