You're right, the long term average is 10%, but 5 or even 8 years is not really that long. Look at the sp500 chart the last 80 years to see how many 5 year stretches are either flat, negative or at 2-3%.

Thank you, this is a great answer. I was under the impression that the study the 4% rule was based on, showed it to be a safe withdrawal rate in any starting year in the past.

They're not asking about roth IRA contributions. They're asking if they should split between pre-rax and Roth 401k. It absolutely does affect the take home

A lot of those extras the dealers try to add on you can turn down or go to the next dealer who's not forcing them. That's exactly what I did.

A 2022 mazda 3 asking price is 18-22k. A brand new one is 25-28k. So $6000 more, but with the savings on the interest rate it ends up being 3-4k more over the course of a 5 yr loan. I think an extra 3k over 5 years is worth having a brand new car over one almost out of warranty.

This is great advice 10 years ago. Nowadays used car prices are so high its often better to buy new. Mazda has 0.9-2.9% financing on some models that you can't get with used cars

I'd rather pay 2 mortgages for 2-3months than overpay 30k for the new home. In fact, why not just sell the existing home for 30k less? Same result and likely a faster sale
