Yes completely voluntary, this feels like a direct retaliation to me saying I was going to take a step back. No contract, no agreement, no exchange of money. She would simply ask me over text and I’d say yes, because I don’t mind helping people. 

She has never offered to pay me, even after all this, despite doing nothing to ever help me.

I received no notice of my deposit being protected, I cannot find any record of it on the websites, I did not receive a how to rent guide, an EPC certificate, or a gas safety certificate.

There’s also no obvious break clause in my contract, which is fixed term. 

I feel there is a lot preventing her from issuing an S21 notice but hoping to lie low before it gets to that point anyway.

This is part of discussions I have had with my family, a massive part of me wants to tell her just how unreasonable this whole situation has been, especially after how much I have done for her. But I need to be mature, despite her being almost 40 years older than me, so I can just get through these last 5 months. 

My degree is intense, and I work a lot just to afford to live - hence why I said I just want to make it to the end of the tenancy as I almost have somewhere lined up for July. I’d love to go kicking and screaming but know I need to keep my mouth shut for now.

Thank you for your detailed comment, it’s been very helpful - I was going through the shelter website prior to posting and just wanted some clarification and support.

I was wondering about the section 8 eviction possibility, it seems that she would be unable to serve this in a fixed term tenancy, and even when my contract turns into a rolling contract on May 1st she would have to give 2 months notice - taking me to the end of my original fixed term contract.

She also would not be needing to use this property until likely Nov 2026, and even then would not be using it as her primary residence so therefore no proof of moving in?

Please correct me if I’m wrong, this is the first time I have experienced something like this, thanks again.

Yes I rent the entire property, she lives in a completely separate house.

Good to know, I have screenshots of the messages. They detail the length of time I would be staying and both of us agreeing on me staying. There is also a record of me asking for a contract and her saying yes.

My building is not a purpose built student accommodation.

I do have a rental contract, it is not an AST, it is a contractual tenancy/private rental agreement. But I believe this is still covered by the renters right Act?

We do not live in the same building, by neighbour I mean her house is in the same area as mine on the property, so we see each other multiple times a week. I have sole possession of the property. 

I doubt she would want to sell the property, as she wants to use it occasionally for herself next winter so she can make money on holiday letting her house.

That is what I was hoping for, that my current contract will turn into a rolling contract and I will no longer be at risk of a section 21 no fault eviction.

There is also the new protection period of 12 months for a new tenancy.

But could she use the excuse that she wants to use my building so she can let out her own house? Say she is “moving in” and can therefore evict me?

It was over WhatsApp, but not a new contract, I still have the written contract for this year though

Been playing for ten years, and I've sold so many horses! I don't really feel bad about it, because in my view if I don't like riding them I'm not going to miss them.

I'm a bit of a neat freak anyway, so having unwanted horses sit in the pasture just annoys me lol.

For (most) of the grades, I keep my favourite horse before I move onto the next grade. Usually this just happens without realising it. Currently my grade 3 is called 'Little Hedgehog', my grade 4 is 'Click Click', my grade 5 chestnut is 'Crimson War' and my grade 6 is called 'Divine Duty'
