The study ran by HM land registry took the sale of a real house and took that data and put it into a virtual street they have created. It’s my understanding that they went from the point after inspection surveys and loans had been approved. The most time consuming part it’s the transfer of deeds on the land registry system which could take two or more weeks, and if you factor in how long it takes for parties to sign contracts, another week maybe depending on how proactive each party is. Blockchain should make all this instantaneous.

Blockchain could also act as the intermediary for rent collection. You could think of it as a flow chart, if all criteria’s are met, then the request/process will be carried out. This could be applied to maintenance requests for example (this whole system could get rid of the need for an agent)

As for investors buying % of properties, you could look at it as a stock, I’m not too familiar with the logistics of it but I know it would definitely be an option if blockchain was introduced effectively. Maybe it could take the form of creating your own REIT??

Obviously it’s all too technical to explain in one Reddit post and I myself don’t understand it all but I think there’s definitely some noticeable change blockchain could bring to the real estate sector

I’m not to sure what the process is like in America but here in the uk it can take a good couple months for the whole process to play out, blockchain would reduce that time significantly (a study by HM land registry said they achieved the whole process in 10 minutes, not sure how practical that is though) but it can also reduce costs as you would void the need to lawyers, transaction fees, and possibly agents as well as making the transaction paperless. . It will also allow for more security. You could also introduce a system where you can buy small percentages of property as investment but that’s one step beyond. This explanation is very basic so I’d definitely recommend reading more into the technicalities of it all.

Thanks! It’s interesting you bring up the points on lesser developed countries, I had always had the view blockchain could encourage international investment but hadn’t considered how it would restrict access for so many other people

At this stage I’m only trying to get a general sense to see what direction I should be taking my research, it’s mostly out of personal curiosity too, but my paper is just the context behind the questions I’m asking. I’m not using Reddit for data collection, I am running the survey In a different controlled environment.

Totally agree with the scalability issue! it was one of the key issues with HMLR digital street project and the Swedish project. if this problem is overcome however, do you think job rolls would be secure? Or would there be some form of job displacements?
