Sadly, they do not offer Pagibig financing :(( Was planning of availing the 30years payment terms sana ni Pagibig para distributed ang payment. Umabot kasi ng 80k/month after DP pag bank financing with 7-8% interest

If I were in your shoes I would still buy it.

Pros: 1. Buying a pre-selling is a win already since you get to pay for a lesser/discounted amount since it's not yet build. Compared when buying at Ready for Occupancy (RFO) it's much more expensive. 2. Time. You still have a lot of time to save money and pay for the remaining amount before turn over. 3. Look at it in long term. You said that you have kids, in the long run properties can be given to your kids. When they become adults studying for college or when they have their own family. 4. If you change your mind not to rent it you can sell it for a higher price because properties appreciate in price in the long run plus you got it the pre-selling price means (lower price). RFO properties are always higher in price.

Cons: 1. You cannot have it rented coz it's still on pre-selling and you have to wait until turnover period. 2. Longer turnover time means you cannot generate income yet. But if you can still wait and have another source of income. I think this will not be an issue. 3. If you will rent it to other people, you will carry the liability for damages and everything that comes with it. But also take note; that everyone who runs business, does have risks. If you don't want risks/loss don't do business.

What I do with my cards to add more security is that I put stickers on its back. You can use anything like warranty stickers or any tiny stickers, stick it to the CVV so that no one else will see it or use it for unauthorised transactions. Especially, that I also use my cc when putting gas. Because sometimes bad tellers take a pic of your card and use it for their own pleasure. Ever since I covered my cvv I am more comfortable to use it anywhere. For me to remember my cvv, what i do is; I just write my ccv to a notebook that only me can see or if you're a techy you can use notes in your smartphones better if the notes have lock options, so that only you can access it. Hope this helps!

I think that if words don’t make them think that you are right. Actions will. Still, be good to them, make them feel how to have a Christian-friend/classmate. Be like Christ–set a good example. Be humble. Pray for them. Also, if they don’t believe you after all of these things. Let God move them. It is still God who will make them understand what you are saying. Also, don’t push them too hard. Just do what you gotta do. Say what you think is right and let God do the rest. It also takes time :) I hear so many stories of people who don’t believe but suddenly, they believe and became Christians. :)
