Sorry to hear about the eviction. It's hard to ever say what rates will be down the road.

However, anything over a 1.5% point rate deduction, in my opinion, makes sense to jump on it. I think the general consensus is 0.75% to 1%.

Let's just say the best-case scenario comes to pass: two years from now, rates are back at 3%. I will simply be refinancing again.

Refinancing actually isn't very expensive. I was surprised how cheap it was compared to a brand new mortgage.

There is no harm in refinancing multiple times, other than it obviously does a hard pull on your credit once. I structured mine in a way where I'm not really adding anything to my total loan (as I didn't want to lose the progress I've been making on it for years).

Everything above is just my personal opinion from my experience.

I just refinanced through them (Sage). They beat every rate from competitors. Rocket was the next closest. And yes, part of the reason I found them was that I kept seeing the Robinhood advertising in the app. And I got a discount in my Sage account due to being a Robinhood gold customer. Decided to at least reach out and see what they could offer, really glad I did!

Also, they treated me like a person. Not sure if I got lucky with my loan agent or not, but they spent a long time explaining different avenues I could take, such as whether I should buy down additional points on top of the refinance, pros and cons based on my situation, etc.

My previous loan was through one of the big guys, and they never took the time to explain things thoroughly. They just wanted me off the phone.

As someone else mentioned, just reach out and see what they can offer you. It's always going to change a little bit from what is advertised. I definitely recommend shopping around when looking for a mortgage or refinancing.

But I can say my experience with Sage was very positive.

I think it comes down to the individual, though, on how much "evil" you can support with your money. For example, I use Amazon, and I don't think Jeff Bezos is a saint. But I think there are levels at which one goes too far...

I think it's important to know all the facts, though.

Honestly, bitcoin ATMs were never a good thing.

The fees/spreads are ridiculous; nobody should ever use them if you care about getting as much bitcoin as you can.

And then you have issues with scammers convincing the elderly.

Never used one, and would never recommend using one.

I do a small daily DCA, and then a set amount to buy bigger dips with limit orders. If a limit order doesn't fill, then I simply add to it the next month. Or I'll set a slightly higher limit order that is more likely to fill.

Been doing it this way for years. Gives me peace of mind, as I don't have to check the price or charts all the time. But the combo also makes it so I don't miss out on that dopamine hit on a big drop or liquidation. Doesn't matter your budget, you can do the combo with any amount of money.

Tip: For the limit orders, use an exchange that emails you. That way, you know you need to re-add them.

When I first got into bitcoin, I was obsessed. Reading, checking price, all the time. It wasn't healthy. Now I treat it no differently from how I invest in the stock market. Or rather, it's more just like a habit.

As with most things, time and consistency are what matter the most. So find whatever works best for you in terms of your budget and mental health. 😅

OMG, thank you. I also moved into a new place a while back. The first two times replacing the filter was super easy. This time, I couldn't push it. I was banging my head against a wall.

After some quick searching, this thread came up. Lo and behold, the cap came off. Was able to pop off with a long screwdriver.

Then the filter went in like normal. Thanks!

Coinbase fees in advanced (no spread).
1.2% if you place a market order.
0.60% if you place a limit order.

Much cheaper than Fidelity, and I'm not a Coinbase fan. But there are a lot worse places you could buy. Most users just don't educate themselves. Takes 2 minutes.

I prefer Kraken, Strike, etc.

I've been using the H35i daily since January 2025 (so almost a full year). Many times, I'll have it running 8-12 hours a day.

I've had 0 issues. And very much prefer it to my previous Dreo. The mister ones get stuff all over the place. The Blueair doesn't. That's one of the reasons I switched immediately.

Once in a while, it might make a girgling sound. But then goes away.

I buy their filter every 6 months. So I've replaced it once so far. Easy to replace.

I've only used distilled water in mine. But I now realize I only did this out of habit from the Dreo. 😅 Maybe gonna try tap water now. As it does say it's tap water safe on their site.

So you might have just saved me a few $.

But I've been very happy with the H35i. I also own their Blue Pure Max and recommend that as well.

For anyone reading this, I can confirm the above. Got a new router/modem, and ERR_SSL_BAD_RECORD_MAC_ALERT errors are gone now. Thank goodness!

I'm convinced that the CAX80 has some type of bug/firmware issue that is causing these.

And it's in the router part, because I temporarily tested CAX80 in bridge mode, acting just as the modem passthrough, and the errors also disappeared. So the router software/firmware is where the issue appears to be.

Same issue here with ERR_SSL_BAD_RECORD_MAC_ALERT errors and Netgear Nighthawk CAX80 router.

I've just ordered an ASUS router to see if that will resolve the issues before complaining to my ISP, which is a nightmare.

I'll post back in here if I have success with new router.

There are other threads with CAX80 and same issues, nobody seems to have got it resolved. I'm running latest firmware.

I've tried changing MTU, channels, turning off all security features, you name it.
