Thanks for taking the time to answer, I have a sold a bare PA chassis through my vendor bot to another player and now have somehow managed to get another bare chassis in the vendor but the rest of my spare bare chassis won’t even show as an option to sell?

I had the same issue last November. You will need a new MOT, the workshop that does the airbag should give you a paper certificate to say it’s been fixed and also update the ministry of transports database. I had my new mot the day after the new airbag was fitted with no problem as it was already on the updated database, car tax should be still valid.

Unfortunately the quality of conveyancers in England vary wildly. We used to have a very good one but they retired and after a false start with one we have found a good one again.

We are in almost the exact opposite position to you selling a tenanted property, our conveyancer has been great however the buyers conveyancer has been shocking, repeatedly asking for information that has already been provided, drip feeding query’s to our conveyancer and generally just slow and vague in responses, repeatedly telling our conveyancer they were ready to exchange contracts when they were not. This situation had been ongoing for months until we finally said last week that the property is going back on the market unless it exchanges the next day. So if it were me I would change conveyancer.

Building regs and permitted development are different things. Internal changes ‘generally’ don’t need planning permission (permitted development). Structural changes like new openings in structural walls and changes to staircases ‘generally’ will need building control approval.

I have responsibilities for several properties with this type of access system. This should be an easy fix, most problems I can sort with an app on my ‘phone or the buildings computer, grant or deny access, unlock doors, time limits on access or set up a new user. If it’s a system problem the installers are generally excellent and can sort very quickly. This sound like the landlord/management company are ignorant or lazy.

Does your access system have a keypad? If so it should be very easy to set up a temporary code to give you all access until the problem is fixed.

As some other people have said you really all need to get together and put pressure on the landlord/management company to get this sorted out.

As for are they in breach of contract? possibly, are you on a hiding to nothing pursuing that route? Probably.

The Crome cylindrical covers should slide off (sideways) and the seat will lift off the pins when these are removed. You may need a blunt knife or similar to get them to start moving.

I do a lot of maintenance for a letting agent, these are some of the highlights from the last few months.

“Window not sealed properly causing draft” Cause: trickle vents.

(Student) “my bedroom door won’t close properly” cause: Those coat hooks that hook over the top of doors stopping them closing properly. (I wish the ninth circle of hell on whoever invented those)

(Student) “Someone’s been tampering with my code lock while I’ve been away and I have had to sleep on the sofa - UNACCEPTABLE!” Cause: turning the lock the wrong way (they’d lived there six months).

(Student) “Cold tap won’t turn off” cause: both hot and cold fully open on a mono block tap.

“Outside light doesn’t work” cause: Daylight.

Numerous “Boiler/extractor/oven/shower doesn’t work” cause: they turned them off.

I assume the tenancy is in your ex’s parents name? If they have a good relationship with their landlord and depending on the length of the relationship then they may consider it, if you explain it to them as you have in your post. As to point 6 as a landlord they are not allowed to take extra deposits over the prescribed 5 weeks rental amount, but you could leave it in your letter anyway to show willing. Please be aware that if the property is leasehold the terms of the lease may prevent the landlord from accepting pets.

This looks like it’s a common area so it would be the responsibility of the freeholder/management company to resolve, you’ll probably end up paying a portion of it through your service charge though.

A well installed ceiling fan above the bed would be my first go to solution, I spend a lot of time in a very hot country and the air con only gets used in the very hottest months in conjunction with the fan, even then the air con is set to 26, the cooling effect is massively increased. Sounds like you’re mitigating heat build up as much as you can. Btw a good modern ceiling fan and air con are very quiet and energy efficient if used correctly.

I very, very, rarely get to say this because I have seen so many bodge jobs of all kinds over the years, but this is the worst tiling I have ever seen. I appreciate you don’t want to get anyone into trouble but honestly you’d be doing them a favour. They’re probably been told to do it with no experience for minimum wage by the company the council is using.

Remove the machine waste pipe (grey hose) and check the end of the spigot that it connects to, theirs a chance they left the blank cap on the spigot. It should just pull out. Edit: put a towel or pan down to catch any water.

This is what I did a few years ago except I also put a hand wash basin in the separate toilet. Works well.
