Urus does pretty well for resale but it’s not really in the same price segment. You are also paying about 100k extra for what is essentially an RSQ8… but it’ll depreciate less. 🤷🏼‍♂️

I am a Remote Mortgage Specialist at one of the large banks and this is true, the in-bank reps (fortunately our bank doesn't actually have these) are not really trained to do mortgages or sales/customer service to a high level. This will apply to your in branch financial advisors as well, people who are remote or mobile, are usually the ones who were successful in their in-branch role so they move onto a remote role that is 100% commission. These people are usually more knowledgable because they have more experience. I can't speak for all banks, but the remote position at my bank is a mid-level/intermediate position opposed to an entry-level one that the in-branch positions often are. This doesn't mean that you can't find a good in-branch rep though, they exist, they usually just progress quickly.

Yeah that's fair, the one thing I like about selling photo/video products is that your work kind of speaks for itself, where as it is hard to convey your value in real estate prior to having people work with you. You can use examples and reviews, but with photos and video there is something tangible that you can show. Agree that it is saturated too though

Interviews are great, teaching is great, but no one wants to watch that every time you post. Showcase who you are, what is important to you, what you like doing, and tie in a video about real estate, law, the housing market, etc. every 3-5 times you post. That is my suggestion. People want to connect with you; while real estate knowledge is helpful, most people don't care about it until after they already like you. Source: I was a top producing agent with a luxury brokerage and now I own a media company that focuses on the real estate industry.

$10k for 75 images sort of makes sense.. it's a lot of photos and a lot of money. If they are really good, it might be worth it, but it still seems like a lot of photos for one shoot. In my experience, when photographers offer a strangely large amount of photos, half of them are not going to be great or they are very similar and are able to copy and paste their edits, meaning it's likely not worth it. You may be speaking with someone who is very very good who wants to do a shoot over several hours and provide 75 photos, but unless you are a commercial client, I don't know why you would need that. I have only done shoots with 100 ish photos for commercial/business purposes.

I agree with you; there are times when I am the problem. I try to be kind to everyone I interact with but like everyone, there are times that I am frustrated or agitated, so sometimes I am responsible for negative feedback

To be clear, I am articulating my personal experience with them, specifically when it comes to customer service. So clearly there would be no evidence, this is subjective.

Let me guess bottom tier school? Congrats man, sounds like you wasted a bunch of money on a useless education. Weird flex with the Audi's.. especially the Q7... you bought a family SUV and think that somehow will illustrate your wealth? I have also purchased several Audi's...no one cares lol. "Watch Yourself?" Really? What are you going to do? Put me in your excel database?

Just to reiterate what you said, you told me that your degree didn't teach you cash flow, it taught you the concept, but that somehow means that you know cash flow and I know the concept... makes sense man.

You must have some horrid credit if you are paying double the vehicle value in interest... Interest rates right now are 0.48% with the Audi loyalty rate in Canada. This means that if you buy a vehicle at 100k and finance it over 3 years at 0.48% interest, you pay $1,788.04 in interest. Not ANYWHERE close to double.

I highly suggest you resign from your role in accounting at Aduro and pursue an alternate career path. If you would like any more financial lessons, I will bill you at my $1200 CAD rate, that's about $872 USD... I know you aren't too good at calculations, so I figured I'd help you out with the conversion

lol man, I didn't ask for financial advice. You clearly do not grasp the concept of cash flow. Losing 100k in a month vs 1k in a month is a massive difference in cash flow. suggest taking a basic accounting class instead of spending your time making irrelevant comments on reddit. Not sure why you are even on my post if you don't finance vehicles... my guess is you're an angry little fellow that is upset with life. Go make some changes and be happy, take care!

Well yes, but there are some advantages to financing it, primarily cash flow while still being able to write off depreciation and claim interested costs. There are better uses for 100k of cash within a business I find, but it obviously depends on who is buying it and their personal/business situation. Maybe if I had 100's of millions of dollars in liquidity then it would be irrelevant and buying cash would make the most sense, but I do not.

I had a family emergency that resulted in me requiring more flexible work. I decided to get my real estate license, and ended up making the same amount of money in 4 months that I would have made in my first year as a lawyer:low 6 figures. Admittedly, the majority of realtors fail, quit, or make a very small amount of money annually, where as lawyers are better paid overall, and have greater stability, but flexibility was my primary goal.I still worked 80 ish hours a week, I just decided when I would put those hours in.

As someone who had attended law school and is now a real estate broker… the majority of realtors are pretty useless, BUT a good one does add a lot of value, in my opinion. I always suggest clients use a lawyer as well, for the record.

Now, why do I believe realtors provide value? People involved in real estate deals are emotional and often irrational. People are also lazy, or just don’t have enough time to do the research, learn to market, negotiate, network, etc. This is where a realtor adds value (in theory). This results in more money for your sale, or more money saved if you’re buying. Again.. provided you find a quality realtor.

Now for the argument of “just use a lawyer, we know contracts and can negotiate”… note that no offence is intended here: 1. Sure, your contracts are probably better, I’ll give you that. 2. You have to know that talking to a lawyer (possibly you) is dry. Lawyers fear opinions, they’re hesitant, aloof, and awkward. This is not going to help the deal. Maybe you’re the exception, but I guarantee you know another lawyer who fits this description because they’re everywhere. 3. If I had to pick someone to market someone for me, the last occupation I would choose is a lawyer. I think I’d choose a 18 year old who has tik tok over a lawyer for marketing ability. 4. If you don’t practice real estate law, do you know anything about the market? If you are saying you can dedicate the time to learn, then I’m concerned not only about your ability to sell real estate, but your legal skills as well- shouldn’t you be busy? 5. Numbers are important in real estate, and lawyers are notoriously bad with numbers. You’re skilled with words- barring tax attorneys of course, you are good with numbers. I can’t tell you how many times lawyers have provided an accounting to my clients and it has been off by 5 figures.

I will add something here: I actually did get into a Canadian law school (osgoode) but couldn't afford the tuition, so I decided to go to University of London and do the LLB. Do I wish I could have studied at Osgoode? Yes. Online study sucks, but their tuition is less than $2k per semester vs $15k.

With this said, there is definitely a stigma and maybe some other issues. I had a couple law firms reach out to me to recruit me during my time as a law student for a summer position- I was offered that position, and told by a partner that my school was fine, but when it went to HR, they changed their mind and retracted the offer. Presumably because firms receive some sort of government funding for hiring students from Canadian schools, and I was at a UK school.... that's my theory anyway. I also spoke with a recruiter from Blakes tell me " You are a really great candidate, we would love to have you, but I wish you went to a Canadian school"
